RECORDED MAINTENANCE AGREEMENT UNTIL THE RESPECTIVE <br />GOVERNMENTAL AGENCY ASSUMF.q RESPONSIBILITY FOR THE <br />MAINTENANCE. <br /> <br />All public roads must be designed and constructed to meet NCDOT <br />minimum standards. Road plans must be properly approved and <br />evidence of that approval provided to Planning Division before any <br />construction may begin. <br /> <br />2. <br /> <br />The proposed road layout within a subdivision shall be coordinated <br />with the existing road system of the surrounding area, and existing <br />roads shall be extended whenever possible. This includes connection <br />of the road system to the system within adjoining subdivisions <br />whenever possible, and the alignment of entrance roads with exisling <br />roads. Roads that are aligned with existing roads or connected to <br />existing roads shall be given the same name as the existing road. <br /> <br />Where in the opinion of the Planning Staff it is necessary to provide <br />for road access to adjoining parcels, a reserve strip for such purpose <br />shall be extended to the boundary of such property(les). When <br />adjoining parcels develop the reserve strip shall be offered at market <br />value to the adjoining property owner and the strip shall be <br />developed by the adjoining owner as a conl~rtuation of the existing <br />right-of-way and street If a cartway or easement already exisis to <br />such a parcel, the reserve strip shall be provided at that point if <br />practical. <br /> <br />o <br /> <br />All road, subdivision, and development names shall be subject to <br />approval by the County Planning Division. <br /> <br />o <br /> <br />The developer shall bear the cost and the County shall install street <br />signs at all intersections as shown on the final plaL These signs will be <br />erected only after all road and utility construction has been completecl. <br /> <br />Curb, guttering and sidewalks are required in all subdivisions in <br />which lots average 20,000 square feet or less in size. Curb and <br />guttering is required on all roads in such subdivisions. Sidewalks are <br />reqttired on one side of each road that serves 20 lois or more and <br />where a road provides access to a recreation or common area. <br />Sidewalks must meet the minimum standards included as Appendix <br />A of these regulations.
