Mr. Newton said you have several other options. Our recommendation is that
the plan remain intact based on the public meeting as well as all the
correspondents that have been received and generatly good planning principles.
However, if the Plarming Board for what ever reason disagrees with that, they
should go ahead and talk about it now. As a body, if there is something that you
would like to alter or actually become involved in, you should talk how you
want to do that, or you could pass it forward without a recommendation. Mr.
Newton said he would not suggest that. He said it does need to move on to the
Commissioners for their May 15th meeting.

Mr. Moose said he has a comment. He said the ci~i?~ns down in the Midland
area wanted to keep the area like it was. Some said they wanted some growth
like libraries and businesses, but they said they could not afford it. Mr. Moose
said in looking at the zoning map for that area, he said he feels like once they get
that Muddy Creek plan in place, they will get growth. He said he does not see
any reason to change the plan. He said he would recommend that the board
move forward and let the Commissioners keep it like it is.

Mr. ~[eter asked Mr. Marshall if the board voted to affiriii the Midland Area Plan
as is, he indicated in his report that we will recommend further review of the
existing commercial and industrial zoning to address the issues of affordability
and availability. Mr. Jeter said ff the board affix,~t the plan as is, what we do to
enhance the study of those issues? Is there we can do as a board to impact that?

Mr. Marshall stated that if there were some areas in particular where he had
some feelings as to where we should look, that might be commercial areas or
service oriented areas and wanted the staff to look at those, then he could
certainly offer that direction. He said he will tell him in particular the staff is
going to be looking at the crossroad area. The zoning around that with the
exception of a parcel that was rezoned for a general commercial special use is all
limited commercial. We feel as the roads widen and the infrastructure is
improved, that some general commercial is necessary to-broaden that scope of
the types of businesses and services that can move in.

Mr. Lane said to Mr. Marshall as far as the roads are concerned in that area, you
do not have any commercial roads except Highway 24/27 and Highway 601. He
asked was it going to be up and down Highway 24/27 and Highway 6017

Mr. Marshall said primarily where we are looking would be some adjustments
to that existing nonresidential zoning on those two main roads.

Mr. Brownlow said that Mr. Marshall's report accurately conveys what he saw
and heard at the meeting. There was definitely a lot of feelings both ways. He
said he believes because of the change in the width of Highway 24/27 and
