Planning and Zoning Commission Minutes <br />August 18, 1994 <br /> <br />Page 20 <br /> <br />Mr. Jeter asked Mr. Wilson what kind of advertising he was planning on doing? <br /> <br />Mr. Wilson said telephone book. He said he could put a sign out there. <br /> <br />Mr. Jeter asked what size sign. <br /> <br />Mr. Wilson said if he is allowed to put one out there, if there is a standard saying <br />he can only have a certain size sign, then he will go by that standard, if not, he <br />would like to have a fairly large size out there. <br /> <br />The Chair said that was a good question about signs. She said she failed to <br />review the sign regulations. If this was a commercial zone, Mr. Wilson would <br />be regulated by the sign regulations within a commercial zone rather than a <br />residential zone, which are different. <br /> <br />Mr. Jeter asked Mr. Marshall what does that allow? <br /> <br />Mr. Marshall said the Office Limited Commercial Zone permits 1 sign per <br />establishment with the maximum square footage of 100 square feet. <br /> <br />Mr. Max Elliott, Attorney for the Petitioner, addressed the Board stating he <br />thinks that Mr. Wilson has shown to the board that the is willing to do what he <br />can to maintain the residential air of this area by moving the storage areas to the <br />west of U.S. Highway 601. He said Mr. Wilson has indicated to him that his <br />office hours would not be later than 8 or 9 o'clock at night. Mr. Wilson was <br />under the impression that he could do this, but he thinks that the zoning has been <br />changed since that time. He said they would certainly employ the board to grant <br />him this Special Use Rezoning for him to come to Cabarrus County and relocate. <br /> <br />Mr. Dewey Watkins, Resident, addressed the Board stating he lives on the <br />westside of the property. He said they have a heavy concern about this rezoning. <br />He asked why a property like that, less than 100 feet from his property, and he <br />has a restriction that he cannot have an office in his house. He asked the board <br />if they see his point? Mr. Watkins said the biggest concern he has, is back in <br />1989 at one of these mini storage warehouse complexes drugs were found. Mr. <br />Watkins said they would like to keep that area a single-family dwelling, no <br />business whatsoever. He said he recommend that this petition be denied. <br /> <br /> <br />
