Planning and Zoning Commission Minutes <br />August 18, 1994 <br /> <br />Page 21 <br /> <br />Mr. Smith said he would like to make a comment to Mr. Watkins. He said he <br />understands some of his concerns but he think maybe he should check into some <br />of the regulations within the County, because some of the things that he said they <br />cannot do, unless he has conveyance in a subdivision restricting them, he can <br />have an office in his house. He said he is saying if Mr. Wilson builds a house <br />there today, he has no restrictions on his deed, and he can create a Rural Home <br />Occupation. <br /> <br />Mr. Kneeburg, Resident, addressed the Board presenting them with an article <br />from the Charlotte Observer concerning mini-warehouses stating that he would <br />like for the board to look over this article before they decide how to vote tonight. <br />Paying particular attention to the areas he highlighted. He then read aloud to the <br />audience selected portions from the article. Mr. Kneeburg said he does not view <br />this kind of business as being suitable for residential areas but more appropriate <br />for some undeveloped commercial industrial land that is just a couple of miles <br />down the road in the Highway 24-27 area and U.S. Highway 601 South. <br /> <br />Mr. Wilson said he would like to address some of the residents concerns. He <br />said he plans on living there. As far as drugs goes, he plans on being there to <br />supervise this business and he will see what is coming in and going out. <br /> <br />The Chair said she is sure that they did not disparage Mr. Wilson personally, it <br />is just the general concern. She said to Mr. Wilson that it may not always be his <br />facility, and she does not think it was directed towards him. <br /> <br />Mr. Wilson said he could amend that. If he move or sell the house, he will tear <br />down this facility. He said the only reason he wants this facility for is his <br />occupation. He said the board can put that in there that it will not be sold to <br />anyone else. <br /> <br />Ms. Schriefer said to the board that she would like to point out that Mr. Wilson <br />had included in the packet a hand written letter to each member. As far as the <br />lights are concerned, there are performance standards which are attached to self- <br />storage facilities. The board can adopt or put on this petition as a condition that <br />the petitioner adhere to anyone of these standards or to all of them. <br /> <br />Mr. Jeter said on page 95 of the Performance Base Standards, he is looking at the <br />list of occupations that are allowed without coming to the board. He asked if <br />they allow other occupations besides these that are enumerated on page 95 to exist <br />without being blessed by the board? <br /> <br /> <br />
