Planning and Zoning Commission Minutes <br />August 18, 1994 <br /> <br />Page 22 <br /> <br />Mr. Marshall said under Home Occupation, that list, the last item on the list, <br />similar low impact endeavor. If you look at these, Home Occupation is defined <br />as in-home, so these would be similar low impact endeavors that were inbound <br />in-home. Mr. Marshall said a similar low impact endeavor would have to be like <br />those on the list. <br /> <br />Mr. Marshall said he has two items. One item bears repeating that we had <br />passed a revision to this ordinance for self-service storage that included a number <br />of conditions that will need to be met if it was developed in a low and limited <br />commercial district. He said the board may refer to those, and because this is a <br />special use rezoning, it will not automatically fall on this. You may pick or <br />choose the entire list as conditions to place on this. All things that the petitioner <br />himself has brought up, you would need to with this special use request that he <br />would abide by those conditions. His answer will guide you on how you analyze <br />the rezoning. The second item under Low Density Residential, we do permit a <br />rural home occupation. That also includes as a last item similar low impact <br />endeavor. Some of these uses can be done in a separate building. Self-storage <br />facilities would not be included. This particular use does require rezoning. <br /> <br />The Chair swore in Ms. Florence Potter. <br /> <br />Ms. Potter, Resident, addressed the Board stating that there is one thing she does <br />not think anyone has taken into consideration. Sossamon Road was widened and <br />she thinks that this is something the board should consider. <br /> <br />Mr. Dwiggins said that the staff recommendation made note that this now <br />represent a second rezoning case in as many months in which a generally low <br />impact use could have been conditioned through standards. He asked if they were <br />changing that'?. Are they now saying that that is not the case'?. <br /> <br />Mr. Jeter said he interpreted it to say that they wanted to review the standards. <br /> <br />Mr. Marshall said that was an item we brought up at the last rezoning which was <br />approximately a quarter mile north of this. We have a number of these low <br />impact endeavors. It is something we need to review when we do the biennial <br />review of the ordinance. <br /> <br />Mr. Dwiggins said to Mr. Marshall he thought he heard him say a moment ago <br />that the self-storage warehouse would not be appropriate. <br /> <br />5' <br /> <br /> <br />
