They think that both of those factors <br />present a unique characteristic of this rezoning request. <br />Mr. Bradshaw said what the board is dealing with tonight <br />in this rezoning request is really a very unique <br />opportunity they feel to do something for this community. <br />They believe this proposal will assure quality <br />development of the area in question, and is consistent <br />with the small area plan which they approved recently. <br />He then introduced Mr. Larry Best of Land Design to the <br />Board. <br /> <br />Mr. Larry Best, Land Design, addressed the Board stating <br />there are several things about the plan that the <br />neighborhood thought were inappropriate. The primary <br />issue is the idea of bringing in a certain integration of <br />land use into the County, the idea of quality employment, <br />the idea of residential development which is consistent <br />with the Weddington corridor and the third element they <br />felt was really important in the terms of a integrated <br />plan, was the ability to provide a certain level of local <br />services both to the people employed there as well as the <br />residents. Mr. Best said one of the concerns from the <br />traffic report was a provision of additional right-of-way <br />along Weddington Road. The plan has a note that says "at <br />the time of initial development, they will cause to be <br />dedicated another 10 feet of right-of-way on the <br />southside of Weddington Road." The traffic study says <br />they would like to reduce the number of curb-cuts on <br />Weddington Road and the petitioners have modified the <br />plan to do that. <br /> <br />Dr. Hartgen asked Mr. Best what kind of commercial <br />activity is the board looking at? <br /> <br />Mr. Best said the planning staff and the reSidents in <br />that area felt that 42 acres of commercial was to much. <br />They have reduced that down to 18 acres. They are trying <br />to find a way that people can have the opportunity to <br />reach basic services in a localized area without having <br />to leave the employment area or the residential area. <br /> <br />Mr. Amos said he would like to ask for clarification, <br />with this R-15 special use, are they only talking about <br />those things that are outright permitted, not <br />conditionals. Or are they talking about all uses <br />including conditional ones automatically being approved. <br /> <br /> <br />
