Without them excluding <br />any uses, we operate from the assumption that they are <br />including all uses of R-15 permitted and conditional. <br />Mr. Marshall said when the Board of Commissioners hears <br />this petition, should they approve that R-15 and those <br />conditional uses included in the list, then they would <br />act as Board of Adjustment. He said at this point, <br />without excluding any uses, the board should consider all <br />accessory, conditional and permitted uses of R-15. <br /> <br />The Chair said there is also an accessory use, and she <br />wonders if the petitioner would be willing exclude this, <br />(raising of bovine animals on non-bona fide farms in the <br />R-15 zone). She asked if the board would consider <br />making a recommendation that that not be included or the <br />mobile home subdivision which is conditional in the R-15 <br />district. <br /> <br />The Chair asked that anyone who would like to address <br />this Board either in favor or opposed to this petition to <br />come forward. <br /> <br />Mr. Joe Shambo, Developer, addressed the Board in <br />opposition stating the trouble with this rezoning is that <br />it does not necessitate some of the commercial and <br />industrial that the petitioner is requesting. His input <br />consistently on the Western Area Plan has been that <br />Weddington Road is a residential road. Mr. Shambo said <br />he would like to suggest to the board that it be a little <br />more sensitive, and that the petitioner be a little more <br />sensitive to this one residential corridor that we have <br />in this County. The one suburban neighborhood that is <br />not tarnished yet by commercial/industrial. He would <br />like to request that the petitioner would relook at his <br />plan and be a little more sensitive to the residential <br />character of Weddington Road. <br /> <br />Also speaking in opposition to this petition were Mr. <br />Dave Seitz, Ms. Andrea Palo, Mr. Paul Friday, Mr. Bradley <br />Scott, Mr. Richard Bends, Ms. Dottie Damasco, Ms. Susan <br />Lockwood, Mr. Steve Sabol, Ms. Jennifer Newcomb, and Ms. <br />Nancy Shea. They cited the lack of a need for commercial <br />uses, traffic problems, aesthetic and environmental <br />concerns with both the commercial and industrial, and the <br />residential corridor that needs to be preserved. They <br />also requested that the Board follow the intent of the <br />Western Area Plan. <br /> <br /> <br />
