Planning and Zoning Commission Minutes <br />January 21, 1993 <br /> <br />Paqe 12 <br /> <br />Mr. Audie Dover, Resident, addressed the Board stating he <br />has faith that the Propst family are not going to try and <br />do anything that is going to hurt the community. He said <br />this situation demands a decision that is made on the <br />merits of the project. He would hate to see these <br />people make a determination on this not really knowing <br />what is going to be put on this property. Mr. Dover said <br />he thinks they are going to try and do what they can and <br />he would hate to see a recommendation go against what <br />they are doing without doing a little further <br />investigation. At least give them some time to go back <br />to the drawing board and see if they can come up with <br />something that is more suitable to the group. For <br />instance, he feels there is no need for a commercial <br />center on Weddington Road, but there is a need for <br />quality employers in the County and U.S. 29 is a good <br />location. Because they are all in this together and they <br />live in this County together and reasonable people <br />talking together can come up with reasonable answers. <br /> <br />The Chair closed the public hearing on Petition 93-01. <br /> <br />Mr. Amos asked Mr. Marshall for clarification, if the <br />petitioners come back with a substantial change, he <br />thinks the question was asked between now and the next <br />meeting, would it just go to the Commissioners or would <br />it come back to this board? <br /> <br />Mr. Marshall said in practice, it has gone on to the <br />Commissioners. They have not seen, particularly with <br />special uses, that many major changes to the concept <br />plan. By ordinance there is no requirement that it come <br />back before this board, but as a staff, we would <br />certainly recommend that it come back before this board <br />if a major change that would affect the board's <br />recommendation has been made. Once you have made a <br />recommendation, the Commissioners also have an obligation <br />to make a decision within a set time frame. <br /> <br />Mr. Smith said he would like to make a few comments. <br />Part of it goes right back to the WeStern Area Plan which <br />a lot have worked diligently on to come up with a good <br />mixture. He looks at this particular rezoning petition <br />that kind of wedges right between what everybody on this <br />board agreed should be zoned as a residential corridor. <br />We do need residential type areas to support commercial <br />and industrial type areas.
