and a few may be contradictory, but each is important to consider <br />in formulating the plan recommendations. <br /> <br />LAND USE ISSUES <br /> <br />The previous section on current land use indicated that the plan <br />area is a relatively homogenous mix of rural residential, small <br />scale commercial and agricultural uses. Not surprisingly then, the <br />residents were in general agreement over what they liked and <br />disliked and how they perceived the future should be. <br /> <br />The predominant sentiment expressed by residents and business <br />owners was that they wanted to see the area stay the same. They <br />were not against any growth at all, but felt that what did occur <br />should be in like fashion to the existing environment. Residential <br />growth was the type perceived by most residents to be both likely <br />and wanted. They felt that there were no appropriate areas for <br />higher density residential, that medium density must be in areas <br />with necessary services, and that most of the area would be best <br />developed for low density residential use, if it had to be <br />developed at all. Any development would need to preserve open <br />space and the rural character of the area. <br /> <br />Contradictory statements were made about the need for commercial <br />growth and the best locations for it. The majority felt that <br />existing commercial establishments met area needs and that no <br />growth was necessary. Some felt that there were services and goods <br />that could be provided and that new businesses, if located <br />properly, would be an asset. There were no concerns raised about <br />any of the existing businesses and their locations, except for <br />comments addressing their attractiveness. <br /> <br />Everyone who attended the community meetings, or contacted the <br />Planning Division office, stated that there were no appropriate <br />places for industrial users. Citizens were not specific about the <br />types of industries they were addressing, but it can be assumed <br />from other comments that most were speaking of heavy industry as <br />well as any larger facility for which the necessary roads and <br />services were not in place. Residents directly stated that some <br />businesses were "well done" and fit in well with the area, and that <br />other businesses run out of homes were not even noticed. <br /> <br />The focus of much of the comments on the land use was on two public <br />uses the County landfill and the County Sheriff's training <br />facility. Residents feel unduly burdened by the landfills presence <br />in the North Central area and are deeply concerned with such <br />negative effects as truck traffic, trash, and air and water <br />pollution. Questions about the landfill centered on the expected <br />time frame of usage, possible expansion, regulation of trucks using <br />the landfill, and required monitoring. Residents also had <br />questions and concerns about the Sheriff's training facility, which <br />is also on landfill property. Opinions varied among meeting <br /> <br />10 <br /> <br /> <br />
