(4) Date of leaving park. <br /> <br />(5) Mobile home park operator shall immediately notify the Cabarrus <br />County Inspections and Tax Departments when any mobile home is <br />registered and space if rented or leased. <br /> <br />H. Mobile Home Sales In Mobile Home Parks: <br /> <br />It shall be unlawful to sell, on a commercial basis, mobile homes or trailers within <br />mobile home parks unless the homes are to be immediately occupied within the park. <br /> <br />I. Mobile Home Addition: <br /> <br />No living compartment other than a "Florida Room" or other such prefabricated <br />structure specifically designed by the manufacturer for mobile home extensions shall <br />be added to any mobile home parked in a mobile home park which is located within the <br />jurisdiction of this ordinance. THE PLANNING AND ZONING COMMISSION may grant <br />a variance to allow the addition of a living compartment other than that designed by <br />a mobile home manufacturer provided that plans for the addition are submitted to the <br />Commission for approval and provided that such plans meet the requirements of the <br />applicable Building Code of North Carolina. <br /> <br />J. Partial Invalidity :. <br /> <br />If any provision or clause of these regulations affecting mobile home(s) and/or mobile <br />home parks in Cabarrus County shall be declared invalid, such declaration shall not <br />invalidate any other provision or clause of said regulation. <br /> <br />K. Conflict With Other Ordinances And Regulations: <br /> <br />When another applicable regulation, ordinance, or statute imposes more restrictive <br />regulations than these contained in this ordinance, the more restrictive regulations <br />shall govern. <br /> <br />L. Basic Steps To Follow In Mobile Home Ordinance: <br /> <br />(1) Mobile Home Park approval treated similar to subdivision process. <br /> <br />(2) Submit preliminary plat to PLANNING, ZONING, AND BUILDING <br />INSPECTION Department to be approved by the PLANNING AND ZONING <br />COMMISSION. <br /> <br />(3) The final plat shall contain all elements of the approved preliminary <br />plat and may be submitted for final approval after all improvements have <br />been completed. <br /> <br />If all improvements are not completed prior to the submittal of the final <br />plat, a letter of credit, surety bond, or cash from a North Carolina <br />recognized lending institution shall be posted in the amount of one <br />hundred twenty five (125) percent of all improvements needed to bring <br />the park in conformance with these regulations.
