SUGGS <br /> <br /> Request for rezoninu 51.87 acres from ARR %o PUD ~or the <br />purpose of varying the type of residential development wl%nln one <br />subdivision, providinq open space for acglve and passive <br />recreation utilizing Zoning Classifications R-15, k-9 and RMF-TA. <br />There will be 128 lots varying in size ~rom a minimum o~ 7,000 sr <br />to 15,000 sf and the homes will vary in type, style and size. <br />The type homes constructed may be standard single :amlly homes, <br />zero lot line single ~amily attached and unattached, as well as <br />duplexes with normal setbacks and with zero lot lines. Dwellln~ <br />units will total 157. A Planned Unit Development allows up to <br />six units per acre, but we feel this density to De to niGn to <br />achieve the quality o~ life that we hope to attain in this <br />development. The Harrisburg Area Land Use Plan, which <br />includes this site recommends three units per acre and this <br />proposed site has 3.03. <br /> <br /> The preliminary plan presented to the Planning Department <br />has 51.87 acres; with 31.41 in lots, 11.68 in open space an~ <br />8.78 in street riGht-of-ways. The total area of open space in a <br />PUD development must be 20 % and this plan has 22.5~. Of the <br />required 20% open space, 25% or 2.92 acres must be developed tot <br />active recreational purposes. A portion o~ area C, (1.12 ac.) <br />and area F (2.22 ac.) will be used ~or the active recreation. <br /> <br /> Included on the drawing are typical iootprin~s o~ the way <br />the zero lot line single family and duplex unlus will be <br />constructed on the individual lots. <br /> <br /> <br />
