3.12 Watershed Overlay (WSO) District <br /> <br />-The provisions of this district shall apply within the areas <br />designated as a Public Water Supply Watershed by the North Carolina <br />Environmental ~anagement Commission. The designated areas are <br />established on the map entitled ~'Watershed Protection Map of <br />Cabarrlls county, North Carolina" %~hich is adopted simultaneously <br />with this section. Any and all amendments to this overlay district <br />shall take effect and be in force at the date of enactment by the <br />Cabarrus County Board of~omm~s'~ '~ loners. <br /> <br />All lots in the following watersheds: <br /> <br />1 Coddle ~_eek <br />2. Dutch Euffalo creek <br /> <br />Shall meet the follo¥~ing requirements: <br /> <br /> 1. All lots within the drainage basini's critical area, <br /> that is land within 1/2__jmile of the hig_~, water mar~j <br /> for the reservoirs shall have a minimum lot size of <br /> two (2) acres. !~f a cluster <br /> the densitz for the site shall remain one dwelling Der <br /> two (2) acres for development.[ <br /> <br /> 2. All lots ~or dwelling units per acre in cluster <br /> deve!cpments~ill the remaining area of drainage basin <br /> for the reservoirs shall ]lave a minimum square footage <br /> of 40,000 square feet ~or 40,000 square feet per dwelling <br /> unit density] or meet requirements of the Cabarrus Ccunty <br /> Zoning Ordinance, whichever is more stringent. <br /> <br />In addition~ the following req~irements shall apply to property <br />within the drainage basin, within 1/2 mile of the high water mark <br />for reservoirs: <br /> <br />1. No con]mercial or industrial development shall be <br /> permitted. <br /> <br />A 150 foot vegetative buffer shall be maintained from <br />the ncrmal pool level cn all property adjoining the <br />reservoir, nc permanent structures shall be allowed <br />in this buffer area. <br /> <br />A stream buffer shall be established on all perennial <br />streams as detailed Jn the River/Stream Overlay Zone <br />section of this ordinance. <br /> <br />Ail non-single family residential and non-residential <br />development of lots withi]~ the critical area shall have <br />a built upon area of less than six percent (6%). <br /> <br /> <br />
