He also stated at <br /> this point and time, Dogwood Partners intended to master <br /> plan the property, that is what Cooper-Carry Associates <br /> were hired to do. The master plan includes the zoning <br /> necessary for this property to be developed along these <br /> lines. Past that point, it is not their intention to <br /> build this significant parkway immediately. They intend <br /> to begin marketing efforts that would include The Greater <br /> Cabarrus Economic Development Commission, who is very <br /> aware of this site and intentions to include the North <br /> Carolina Department of Commerce who are interested in the <br /> way our varies local state agencies can use this site to <br /> attract industry to our county. <br /> <br /> Chairman Randall stated to the Board what <br /> they <br /> looking at is whether this land is suited for industrial <br /> development of an I-l, rather than how that land will be <br /> developed. The Board wants to know is an I-1 <br /> appropriate for this particular area with the Interstate, <br /> Highway 73, the Rowan Cabarrus Community College, and <br /> with the R-40 zone to the northeast, etc. That is what <br /> the Board need to focus on. <br /> <br /> Mr. Carry stated as regards to the subdivision of the <br /> site and what is built on each subdivided portion of it, <br /> that is something that is covered by the rules and <br /> regulations in laws that already exist. A developer will <br /> not be allowed any more land coverage whether it be for <br /> buildings or parkings. They will have to adhere to that <br /> in order to get a development permit and a construction <br /> permit. <br /> <br /> Chairman Randall stated to Mr. ~artgen that the <br /> Subdivision Requlations and the Zoninq Ordinance contain <br /> criteria In terms of how much of the land can be covered <br /> by pavement, l~ is a percentage of the parcel that can be <br /> paved. <br /> <br /> <br />
