Mr. Newton stated to the Board that they <br /> are not approving any zoning in advance, you are looking <br /> at land use planning, we are not asking you to look at <br /> zoning because Qe do not have the zoning in place. The <br /> zoning will be done separately. Again, zoning is <br /> different from planning. <br /> <br />Chairman Randall introduced the seventh item on the Agenda, Final <br />Draft, Cabarrus County Subdivision Regulations: <br /> <br />7. ~pplicant: Cabarrus County Planning and Zoning <br /> Department <br /> Request: Approval of Cabarrus County Subdivision <br /> Regulations <br /> <br /> This was a request to the Cabarrus County Planning and <br /> Zoning Commission from the Cabarrus County Planning and <br /> Zoning Department for approval of the Cabarrus County <br /> Subdivision Regulations, <br /> <br /> Zoning Administrator, Michael Downs, presented the <br /> Cabarrus Subdivision to the Board <br /> County <br /> Regulations <br /> stating back in November when the new commissioners were <br /> appointed, one of their first request was for our <br /> department to look at, review and revise the present <br /> subdivision regulations for the County. At that time, <br /> our department had already contacted the City of Concord <br /> and the City of Kannapolis about their subdivisions <br /> regulations so that public would not have a problem in <br /> moving from one Jurisdiction to anothert as far as <br /> developing property, and also we would not have problems <br /> with developers annexing from one place to another to get <br /> away from some of the county's regulations. <br /> <br /> Mr. Downs stated over the last five to six months in <br /> meeting with the City of Concord, City of Kannapolis, <br /> Committee for Quality Development, Cabarrus Bomebuilders <br /> Association and the Board of Realtors we came up with a <br /> revised of the Cabarrus Subdivision <br /> copy <br /> County <br /> Regulations. <br /> <br /> Mr. Downs stated some of highlights that are new to the <br /> ordinance are: <br /> <br /> 1.Eliminate the use of easements by requiring <br /> the use of flag lots. <br /> 2. Minor subdivisions - any divisions - 1-5 lots <br /> Lots - required plat as well as deed (conveyance <br /> plans). . <br /> 3. Deadlines were increased to allow more review <br /> time, <br /> <br /> <br />
