The proposed road layout within a subdivision shall be coordinated <br /> with the existing road system of the surrounding area, and exisling <br /> roads shall be extended whenever possible. <br /> <br /> 2. Where ill the opinion of the Planni~g and Zoning Commissior~ it is <br /> <br /> i necessary to provide for road access to an adjoining parcel, a <br /> reserve strip for such purpose shall be extended to the boundary <br /> of such property, ll*hen adjoining parcels develop the reserve strip <br /> shall be offered at market value and the strip shall be developed as <br /> I a continuation of the existing right-of-way and strae!. If a cartway <br /> or easement already exists lo such a parcel, the reserve strip shall <br /> be provided at lhat point if practical. <br /> I Reserve strips or non-access reservations that control access 1o <br /> roads~ waterways, parks or the like, shall be permitted only if their <br /> purpose, location, dimensions and manner of control are approved <br /> by the Planning and Zoning Commission. <br /> <br /> 4. Where a ~ract of land to be subdivided borders on an existing or <br /> I proposed thoroughfare, the Planning and Zoning Commission, shall <br /> require lhat access 1o such roads be limited by one of tile following <br /> alternatives: <br /> I a. Require the subdivision of lots so that rear or side yards <br /> abut lhe lhoroughfare and front or side onto a pai~llel locul <br /> road and that access be prohibited to lhe lhoroughfare from <br /> I lhese each individual lots. <br /> b. Require erealion of a parallel local road and a series of cul- <br /> l de-sacs. U-shaped roads, or short loops enlered from and <br /> designed generally at right angles to the parallel road, with <br /> the rear lines of their terminal lots abutting the thoroughfare; <br /> <br /> c. Require creation of a marginal access or service road parallel <br /> to but separated from the thoroughfare by a grass strip. <br /> I The access road may have access Io the thoroughfare at <br /> suitable points and shall serve as the principal access road to <br /> tile subdivision. No direct access from lhe Jols to the <br />il thoroughfare will be allowed. <br />~ d. If the subdivision fronts on a major thoroughfare; access <br /> points shall be permitted only at four hundred foot intervals. <br />I 5. Any proposed road which is obviously in alignment with an existing <br />": road shall be given the same name. In assigning new names, <br />I duplication of existing names shall be avoided, and in no case shall <br /> <br /> <br />
