Roadway drainage shall be approved by the County Engineer <br /> or all approved eonsu]lal~l. <br /> <br /> d. Shoulders shall be at least four (4) feet and be stabilized <br /> with seeding, sodding, or mulch lo prevent erosion. <br /> <br /> e. All areas disturbed by the conslruetion of lhe road, including <br /> the shoulders, ditch bands, cut and fill slopes and barrow <br /> areas shall be seeded in permanent vegelation to stabilize lhe <br /> soil and preven! erosion. Seeding should be done immediately <br /> after grading is completed. <br /> <br /> f. Curves shall be construeled with a minimum eenterline radius <br /> of ]25 feet. <br /> <br /> g. Vehicle turn around areas shall be provided at the end of all <br /> dead end roads. The turn-around will be built in a manner <br /> as Io provide an adequate turning radius for emergency <br /> vehicles (minimum radius 40 feel). <br /> <br /> h. The subdivider is responsible for obtaining a permit for <br /> access Io a state malnlahled road. <br /> <br /> 6. A disclosure statement shall be recorded with all deeds lransferring <br /> property along a private road. Such disclosure statement shall <br /> explain how the road will be maintained and make the buyer fully <br /> aware that tile road is a private road and lhat access may or may <br /> not be considered acceptable by lending institutions ill lhe future. <br /> <br />SECTION 4.11 DESIGN STANDARDS FOR EASEMENTS <br /> <br />A. Easemenls for underground or aboveground utilities shell be provided <br /> along lhe front of the lot as Io provide for installation of utilities and <br /> access for maintenance. Such easement shall be at least ten (lO) feet in <br /> width and located immediately adjacent to the road right-of-way. <br /> Additional easements may be used at the rear and side property lines with <br /> a fifteen width minimmn. All easements shall have access to the road. <br /> <br />B. Easements for slreams or drainageways shall be located generally along <br /> rear or side lot lines, except that easements for drainage of surface <br /> waters from four lots or less may cross lots at such other poiuts as the <br /> Planning and Zoning Commission finds will not pose a hazard to persons <br /> or property. Utilities will be permitted in drainage easements only upon <br /> the approval of the Planning and Zoning Commission. <br /> <br />C, A buffer slrlp of twenty-five {25) feet in width shall be required by the <br /> Planning and Zoning Commission adjacent to a major thoroughfare or to a <br /> commercial or industrial development. This buffer strip shall be part of <br /> the platted lot, and shall be reserved for the combination of planting of <br /> <br /> <br />
