September 19, 1991 Page 11

Chairperson Randall opened the public meeting asking if there was
anyone present who would like to speak for or against this
petition.

~r. Tom Grady, Attorney for Mr. Cotter and Steve & Janice
Hudspeth, stated this is a petition in which they are
requesting a conditional use for an office building. He
said what might concern the Board is' parking. If Mr.
Cotter is granted this rezoning, he has made plans for 10
vehicle parking for potential clients or customers in
front of the building. In the back of the building, he
plans on having parking for his employees. At present,
there are 9 full-time/part-time employees. Mr. Grad~
presented to the Board what Mr. Cotter considers as
information on the proposed site plan.

Mr. Hartgen stated to Mr. Grady that this is not a site
plan.

Mr. Grady stated they cannot do a site plan because they
are waiting on the actual survey to come back.

. They are certainly willing to abide by any
buffer the Board would require.

Mr. Shultz stated the Board is faced with two
alternatiues, one is that they either gain from the
applicant a concession to make any positive finding
co~tingent upon his submission of a site plan for
subsequent approval, or if he chooses not to agree to
that, then the Board has no other option than to table
the request until he does submit a detailed site plan.

Mr. Grady said they would be i~ favor of making it
contingent upon having a site plan if the Board would
make some kind of suggestion.

Mr. Newton, Planning, zoning and Building Inspection
Director, stated to the Board this is one of those cases
where you are looking at a special use. Because
