Planning Board Minutes <br />June 20, 1990 Pa9e 2 <br /> <br /> Mr. Hurlocker then asked Mr. Marshall if there have been any requirements <br /> that would not allow access off Rocky River Road. <br /> <br /> Mr. Marshall Stated the two corner lots are not considered double frontage <br /> lots. But lot number 7 is, and it will be required before the final plat <br /> is recorded, that they (Whitley Construction) put a non-access easement <br /> in front so that the lot will only h~ve frontage on River Run Lane. <br /> <br /> There being no further comments, Mr. Hurlocker MOTIONED to approve unnamed <br /> Subdivision plat preliminary with the stipulation that. lot number 7 not <br /> have access off Rocky River Road, seconded by Mr. Nichols. The vote was <br /> unanimous. <br /> <br />Chairman Randall introduced the second item on the Agenda, Zoning Atlas Amendments: <br /> <br />2. Applicant: Davie Partners <br /> Request: Rezonin9 of Property from A-I to I-2 <br /> <br /> This was a request to the Cabarrus County Planning Board from Davie <br /> Properties to have their property off Stough Road rezoned from A-I to I-2, <br /> in order to develop the property for a manufacturing/industrial use. <br /> <br /> Staff Member, Jonathan Marshall, presented the Staff Analysis. <br /> <br /> The Chairman opened the Public Hearing on Petition 90-10 asking if anyone <br /> would like to speak for or against this petition. <br /> <br /> Mr. Paul Lady, Resident, stated he was neither for nor against the rezoning, <br /> but he would like to get an understanding of proposal for that area. Mr. <br /> Lady also stated he understand that water and sewer will be available for <br /> that area. <br /> <br /> Mr. Bob Shelton, Co-Petitioner, addressed Mr. Lady's question about <br /> water and sewer by stating that the preliminary design on the sewer is <br /> running up (i.e. East) Highway 49, then going up (i.e. North) Stough <br /> Road. Mr. Shelton said it is only preliminary and that it has not been <br /> engineered, and it will not be until and if they get final approval from <br /> the Board. <br /> <br /> Mr. Brown Stough, Resident, stated he understand that there are two <br /> businesses going in, he knows about one, but would like to know what <br /> the other one is going to be. <br /> <br /> Mr. Shelton stated the businesses are American Concrete and Brooks <br /> Products. He stated that Brooks Products manufactures explosives and <br /> fire proof boxes for electrical meters and water meters. <br /> <br /> Mr. Stough also asked Mr. Shelton about the cement plant, with his father <br /> living there, he wondered if there would be any breathing problems that <br /> he needs to be concerned about, <br /> <br /> <br />
