He <br /> said they are in the construction business and they do not see any hazardous <br /> material or anything of danger in concrete plants or concrete products. <br /> <br /> Chairman Randall expressed her concern for the resident's property that is <br /> ahuttin§ that particular parcel. She felt that would be a disadvantage to <br /> the rezoning, and she has hesitation about putting an I zone next to an <br /> A-I zone. <br /> <br /> Mr. Hurlocker stated he understandsthe statement about the twelve acres <br /> as being part of the eighteen acres, and the reason xor having two users <br /> on the twelve acres. Mr. Hurlocker said other than the users only wanting <br /> twelve acres, is there some particular hesitation as to why the whole <br /> parcel cannot be zoned at one time instead of coming back? <br /> <br /> Mr. Troy Cook, Co-Petitioner, stated they thought that down on the corner <br /> of the parcel there could possibly be some kind of retail use. And if <br /> this is true, the current zone conditionally allows retail. Mr. Cook also <br /> said they thought they would try to rezone it if they needed to as they <br /> sold the property. <br /> <br /> There being no further comments, Mr. Suther MOTIONED to approve Petition 90-10 <br /> zoning atlas amendment, seconded by Mr. Hurlocker. The vote was unanimous. <br /> <br />Chairman Randall introduced the third item on the Agenda, Zoning Atlas Amemdnemt: <br /> <br />3. Applicant: William & Katie McGuire <br /> Request: Rezonin~ of Property from R-30 to ARR <br /> <br /> This was a request to the Cabarrus County Planning Board from William & Katie <br /> McGuire to have their property off Mullis and Centergrove Roads rezoned <br /> from R-30 to ARR, in order to expand an existing auto repair garage. <br /> <br /> Staff Member, Jonathan Marshall, presented the Staff Analysis. <br /> <br /> The Chairman opened the Public Hearing on Petition 90-11 asking if anyone <br /> would like to speak for or against this Petition. <br /> <br /> Mr. William McGuire, Petitioner, stated his garage is a two bay garage <br /> and he has some wrecked cars outside that he would like to have inside <br /> so they could not be seen by the public. He asked the Board to approve <br /> his rezoning so he could add onto his garage to put his cars in. <br /> <br /> Ms. Katie, Co-Petitioner, stated she grew up in the neighborhood and they <br /> do not want to damage it. She said basically that they want to add onto <br /> the garage so they can supply the needs of their family. <br /> <br /> Mr. Newton, Planning & Zoning Director, stated he would like to have a few <br /> things entered into the records, as well as to clarify a point So there will <br /> be no confusion as this moves forward. What the Board is viewing tonight <br /> is a non-conforming use. The only way that you can increase the scope of a <br /> <br /> · non-conforming use is to make it a conforming use.
