The Center at its own expense shall procure and maintain for the duration of this contract for Comprehensive General Liability including coverage for personal injury hazards A, B, and C, products and completed operations and contractual liability assumed under the indemnity provision of this contract for limits of not less that $500,000 bodily injury liability each occurrence/aggregate and $250,000 property damage liability each occurrence/aggregate. Workers Compensation and Occupational Disease Insurance meeting the statutory requirements of the State of North Carolina and employers'- liability insurance for an amount of no~ less that $100,000. If the the Center, with the permission of the Purchaser, subcontracts any of the work or services under this contract, then the Center shall require the subcontractor to carry the appropriate insurance and to save harmless the Center and the Purchaser. Assurance statements shall be furnished by the Center r~flecting such coverage prior to any payment of funds under this contract and shall contain the provision that the Council be given thirty days written notice of any intent to amend or terminate such policies by either the Agency or the insuring company. 16. Changes. The Purchaser may require changes in the work and services ~ich the Center is to perform hereunder. Such changes, including any increase or decrease in the amount of the Center's compensation, which are mutually agreed upon by and between the Purchaser and the Center shall be £hcorporated in written amendments to this contract. Conditions of this contract, if any, must be satisfactorily addressed as specified in Attachment A. The Purchaser may withhold pasments under this contract until these conditions are satisfied. 17. Termination of the Contract for Cause. If through any cause, the Center shall fail to fulfill in m timely and proper manner its obliga£~ons under this contract, or if the Center has to shall violate any of the covenants, agreements, representations or stipulations of this contract, the Purchaser shall therefore have the right to 'terminate this contract by giving written notice to the Center of such termination and specifying the effective date thereof. In such event, all finished documents and other materials cellected or produced under this contract shall at the option of the Purchaser, become the property o£ the Purchaser- The Center shall be entitled to receive just and equitable compensation for any work satisfactorily performed under this contract, except to the extent such work must be duplicated in order to complete the contract.
