(4) Florida Room: One prefabSeared room designed and <br /> manufactured specifically For mobile homes. <br /> <br /> (5) Base Setback Linc: The base setback line ,is either <br /> the line dividing the public right-of-way currently <br /> existing or designated in the North Carolina Department <br /> of Transportation Thoroughfare Plan for Cabarrus County <br /> or a line thirty (30) feet measured in a perpendicular <br /> distance and paralled to the center line of the streen <br /> pavement whichever is greater. <br /> <br /> (6) Street: A right-of-way or easement greater than twenty <br /> (20) feet in width containing a roadway which provides' <br /> or is used primarily for vehicular circulation. This <br /> definition also includes the term road, drive, highway, <br /> avenue, way, court, place, circle and lane. <br /> <br /> (7) Public Street: A street consisting of a publicly dedicat- <br /> ed right-of-way and/or roadway maintained by Cabarrus <br /> County or the State of North Carolina. <br /> <br /> ($) The ~ords "should" and "may" are permissive, the words <br /> "shall" and "will" are mandatory. <br /> <br />B. Conformance With Re~u].ations: <br /> <br /> (1) Subsequent to adoption of this ordinance it shall be <br /> unlawful for any person to construct or engage in the <br /> construction of any mobile home park or make any addi- <br /> tion or alteration to an existing mobile home phrk within <br /> the zoning jurisdiction of Cabarrus County unless a <br /> final plan of the mobile ho:ne park has been approved in <br /> accordance with this secuion. <br /> <br />C. Deve!.o_pment Reouirements for ,~.!obi!e Home Parks: <br /> <br /> (!) Every new mobile home park shall be located on a tract <br /> of land uot less than four (4) acres in size and sinai] <br /> contain at least fifteen (15) mobile home spaces. <br /> <br /> (2) A sing]e-wide mobile home space with the followino* <br /> exception shall consist of a minimum of 4,000 square <br /> feet and shall have a width of ar least 45 feet at the <br /> location of the mobile home. A double-wide home shall <br /> consist of a minimum of 6,000 square feet and shall <br /> have a width of ar least 60 feet at the location of <br /> the mobSle home. <br /> <br /> EXCEPTIO>,': A mobile home space in a designated watershed <br /> area shall consist of a minimum of 40,000 square feet <br /> and shall have a width of at least 150 feet at the loca- <br /> tion of the mobile home stand, unless served by public <br /> <br /> <br />
