(3) Not more than one (l) mobile home shall, be parked on <br /> any mobile ho~.~e s?ace. <br /> <br /> (4) Each mobile home space shall connain a patio of at <br /> lease thirty-six (36) square feet. It must be consnruct- <br /> ed of concrete, brick flagstone or other such hard sur- <br /> f~ce material. A bard surface walkway, two (2) feet <br /> wide minimum, leading from the road to the patio shall <br /> be provided. <br /> <br /> (5) All mobile home stands fronting on a publicly dedicated <br /> road shall be located a minimu:n of thirty (30) feet <br /> from the base setback line of the road. No mobile home <br /> stand sha!] be located less than thirty (30) feet from <br /> an interior private road, as measured from the base sen- <br /> back line, or less than twenty (20) feet from another <br /> mobile home stand, mobile home or mobile home addition. <br /> <br /> (6) Parking areas for motor vehicles shall be provided at a <br /> ratio of two (2) parking spaces for each mobile home <br /> living unit. Each parking space shall be at least <br /> 180 square feet in area, have a minimum width of eight <br /> (8) feet, and shall be paved or surfaced with at ].east <br /> two (2) inches of crushed stone. No parking shall be <br /> permitted on the streets. <br /> <br /> (7) Each mobile home shall be located on ground with an <br /> elevation ~hat is not susceptible to flooding and which <br /> is graded to effect positive drainage and ~o prevent <br /> any water from ponding in or around the mobile home park. <br /> <br /> Each mobile home space shall be graded and graded areas <br /> landscaped to prevent erosion and provide adequate <br /> storm drainage away from the mobile home. <br /> <br /> (9) ~o dwellin~ sbal! be allowed within a mobile home <br /> park if its total area fs less than 256 ,square feet. <br /> (i.e. travel trailers). <br /> <br />(i0) The roads of the mobile home park shall be paved in <br /> accordance w{~h the minimum standards of the North <br /> Carolina Department of Transportatfon. Roads may or may <br /> not be added to the state system. <br /> <br /> (a) Roads to be added to the state svstem shall follow <br /> the North Carolina Department of'Transportation's <br /> requirements as established by the Department of <br /> Tre~spor t~ [io~1. <br /> <br /> (b) Any roads nhat are not to be added to tbe state <br /> system sba!l be so indicated on the mobile home <br /> park final plat. <br /> <br /> <br />
