Cul-de-sac !engch shall not e~ceed eight <br /> hundred (800) feet in length_ <br /> <br /> (!3) No banks, except along large drainage ditches, in the <br /> park shall have a slope steeper than nbree (3) feet <br /> length to one (1) foot elevation. <br /> <br /> (14) Permanent mobile home parks shall have signs for identi- <br /> fication and the sign shall be as fo!loves: Mobile home <br /> park identification signs shall not exceed forty (A0) <br /> square feet. Such signs shall have a minimum area of <br /> fifteen (15) square feet and may be illuminated. Only <br /> direct non-flashing lighting will be used for illumination <br /> and the sign must be constructed in such a manner as to <br /> prevent a direct view of the light source from any public <br /> street right-of-way. Signs shall not be located within <br /> any public right-of-way. <br /> <br />(!5) Screening shall be utilized on all sides of a mobile <br /> home park. Consideration shall be given to topography, <br /> large trees, vegetation, site design and land uses in <br /> the evaluation of the extent of required screeniug. <br /> Whenever screening is required, either a durable masonerv <br /> wall, fence or berm, material nlanting and land scaping] <br /> designed to be compatib!e with ~he character of adjoiniug <br /> pro~erties shall be provided. Walls and fences shall be <br /> at %east five (5) feet in height and measured from the <br /> grouud along the common lot line of the adjoining properties. <br /> The use of vegetation sbal! reach fifty (50) percent ~pacity <br /> within two (2) years after being planted. <br /> <br />(16) Recreation areas shall be provided to meee nhe anticinated <br /> needs of the residents of the mobile home [~ark. Provision <br /> of separate adult and tot lot recreation areas are encouraged. <br /> b~ot less than eight (S) percent of [he gross sine area <br /> shall be devoted to recreational uses. Recreation area <br /> includes space for communily buildings and community use <br /> facilities, adult and child play areas, and swimmin~1 pools. <br /> The responsibility of maintenance of the recrea~iona! common <br /> areas shall be the responsibility of nhe o~ner or the <br /> manager of the mobile borne park. ~hese areas are ~o be <br /> well maintained on st re~u].ar basis. <br /> <br /> <br />
