(14) Permanent mobile home parks shall have signs for identi- fication and the sign shall be as fo!loves: Mobile home park identification signs shall not exceed forty (A0) square feet. Such signs shall have a minimum area of fifteen (15) square feet and may be illuminated. Only direct non-flashing lighting will be used for illumination and the sign must be constructed in such a manner as to prevent a direct view of the light source from any public street right-of-way. Signs shall not be located within any public right-of-way. (!5) Screening shall be utilized on all sides of a mobile home park. Consideration shall be given to topography, large trees, vegetation, site design and land uses in the evaluation of the extent of required screeniug. Whenever screening is required, either a durable masonerv wall, fence or berm, material nlanting and land scaping] designed to be compatib!e with ~he character of adjoiniug pro~erties shall be provided. Walls and fences shall be at %east five (5) feet in height and measured from the grouud along the common lot line of the adjoining properties. The use of vegetation sbal! reach fifty (50) percent ~pacity within two (2) years after being planted. (16) Recreation areas shall be provided to meee nhe anticinated needs of the residents of the mobile home [~ark. Recreation area includes space for communily buildings and community use facilities, adult and child play areas, and swimmin~1 pools. The responsibility of maintenance of the recrea~iona! common areas shall be the responsibility of nhe o~ner or the manager of the mobile borne park. ~hese areas are ~o be well maintained on st re~u].ar basis.
