250 <br /> <br />ARTICLE III. SUBDIVISION PLAT Section A, General <br /> 1. Ail subdivision plats for land within the sub- <br /> division regulations jurisdiction of Cabarrus County <br /> shall hereafter prescribe to the procedure contained <br /> within the following sections of this article, <br /> 2. No final plat of a subdivisidn within the juris- <br /> diction of Cabarrus County shall be recorded by the <br /> Register of Deeds of Cabarrus County until it has been <br /> approved by the Planning Board~ <br /> Section B. Sketch Design Plan <br /> 1. Before the submission o~' a preliminary plat, the <br /> subdivider may present an optional free hand sketch <br /> design to the Planning Department for review and recom- <br /> mendation. The purpose of this plan is to familiarize <br /> the subdivider with procedures, requirements, and in- <br /> terpretations of this ordinance and to acquire helpful <br /> suggestions and recommendations from the Planning De- <br /> partment. The plan may be free hand pencilled sketch. <br /> Two (2) copies of the plan may be presented to the <br /> Planning Department, The plan may include the follow- <br /> ing infomation: <br /> (a) The boundary lines of the property being <br /> subdivided; <br /> (b)Water courses on the land to be subdivided; <br /> (c) The locations, names, and right-of-way width <br /> of any existing streets on or within 300 <br /> feet of the land to be subdivided; <br /> (d) The location of all property lines which in- <br /> tersect the boundaries of the property being <br /> subdivided; <br /> (e) The name of the developer or subdivider of <br /> the property being subdivided, <br /> 2. One copy of the sketch design plan will be returned <br /> to the subdivider and one copy will be retained by the <br /> Planning Department, <br /> Section C. Preliminary~ Plat <br /> 1. Before a subdivider submits a final plat, a pre- <br /> liminary plat of the proposed subdivision shall be pre- <br /> pared by him, and at least two (2) copies shall be sub- <br /> mitted to the Planning Board, <br /> 2. This preliminary plat should be drawn to a scale <br /> equal to or greater than 1"= 100.0' on an accurate sur- <br /> vey map. <br /> 3. The preliminary plat shall depict or contain the <br /> following information; plats not illustrating or con- <br /> taining the following data shall be returned to the sub- <br /> divider or his authorized agent for completion and re- <br /> submission: <br /> (a) The proposed name of the subdivision. (No <br /> duplicate or deceptively similar name of <br /> other subdivision in Cabarrus County will <br /> be accepted); <br /> (b) The names and addresses of property owner <br /> or subdivider or their designated agent; <br /> (c) The names of adjacent property owners of the <br /> subdivision; <br /> (d) A sketch location map showing relationship <br /> of the subdivision to all major roads in the <br /> area; <br /> (e) Zoning classification (if any) of tract and <br /> adjoining properties; <br /> (f) Tentative street and lot arrangement; <br /> (g) Adjoining streets and names thereof; <br /> (h) Proposed street names for new subdivision. <br /> (No duplicate or deceptively similar names~ <br /> of existing streets in Cabarrus County will <br /> be accepted); <br /> <br /> <br />
