252 <br /> <br /> 5. The subdivider shall be responsible for giving the <br />following agencies an opportunity to make recommendations <br />and/or approval of the final plat prior to submittal to <br />the Planning Board or its designated agent for approval <br />of any individual subdivision plat: <br /> (a) The District Highway Engineer as to proposed <br /> streets, highways, drainage systems and other <br /> required improvements, Certificate of Approval <br /> shall be affixed to the reproducible copy of <br /> the final plat by this agency; <br /> (b) The Cabarrus County Health Director as to pro- <br /> posed water and sewerage systems; <br /> (c) Such other agencies and officials as the County <br /> Commissioners deem necessary and desirable. <br />6. The subdivider shall submit a final plat, constituting <br />that portion of the approved preliminary plat that he pro- <br />posed to record and develop, within twelve (12) months <br />after approval of. the preliminary plat, otherwise, such <br />approval of the preliminary plat shall become null and <br />void unless an extension of time is applied for and <br />granted by the Planning Board. <br />7. The contents of the final plat shall be as follows: <br /> (a) The name of the subdivision, township, county, <br /> and state; <br /> (b) The names and addresses of the owner, sub- <br /> divider or their designated agent, and the re- <br /> gistered surveyor and/or professional engineer <br /> preparing the plat; <br /> (c)The scale, both graphically and numerically; <br /> (d)The north arrow and declination; <br /> (e)The date of the survey and plat preparation; <br /> (f)A sketch location map showing relationship of <br /> the subdivision to all major roads in the area; <br /> (g) The names and locations of adjoining."subdivisions <br /> and streets, the location and ownership of ad- <br /> joining unsubdivided property, and the location <br /> of County and/or minicipal limits if falling <br /> ~ithin or immediately adjoining the tract; <br /> (h)The existing zoning classification, if any, <br /> of the tract and adjoining properties; <br /> (i) The location of existing buildings, railroads, <br /> streets and bridges; <br /> (j)The boundaries of the tract with all bearings <br /> and dimensions; <br /> (k) The location of all water courses, ditches, <br /> drainage channels and subsurface drainage <br /> structures, and the location and size of all ~ <br /> drainage easements and structures relating <br /> thereto, whether they are located within or <br /> outside of the proposed platl <br /> (1) The location of sanitary sewer (other than septic <br /> tanks), easements for electric and gas lines, and <br /> other surface and subsurface structures showing <br /> connections to existing systems if applicable, <br /> or proposals for developing new water supply, <br /> storm drainage and sewage disposal systems if <br /> applicable; <br /> (m) The rights-of-way of streets, pavement widths, <br /> and street names; <br /> (n) Whether or not the streets meet the latest <br /> minimum construction requirements of the State <br /> of North Carolina, Department of Transportation, <br /> "Subdivision Roads Standards"; <br /> (o) The lot lines, lot and block numbers and minimum <br /> setback lines along street rights-of-way; <br /> (p) An accurate description and location of all <br /> control corner, monuments and markers; <br /> (q) Sufficient engineering data to determine readily <br /> and reproduce on the ground the location, bearing <br /> and length of every street alignment, lot line, <br /> boundary line and block line, whether curved or <br /> straight; <br /> <br /> <br />
