255 <br /> <br />plans shall be evaluated by the Cabarrus County Health <br />Department wit. h respect to the feasibility of such plans <br />and the potential effects of such plans upon the en- <br />vironment and for compliance of such plans with the <br />health standards of the Cabarrus County Health Department. <br />2. Public Sewage: Connection to public sewage disposal <br />system is required where feasible, Sewage disposal plans <br />for any subdivision which lies adjacent to a public <br />sewage disposal and waste treatment system that can be <br />feasibly extended to ~erv~the subdivision and has suf- <br />ficient capacity to handle the additional disposal and <br />treatment load that might be imposed by the proposed <br />development of the subdivision shall include plans for <br />connections to such public system. Such plans shall meet <br />the specifications and standards of the public body which <br />controls such public system, and easements shall be pro- <br />vided for the extension of the system to every lot. <br />Laterals mhall be provided to each lot on the opposite <br />side of the ~street from the main, <br />3. Lot sizes: The following lot sizes shall be required <br />for residential construction where a septic tank is in- <br />volved. <br /> (a) A lot being within a watershed of a Class I <br /> or Class II reservoir. Minimum lot size = <br /> 40,000 square feet. <br /> (b) A lot being outside a watershed or a Class I <br /> or Class II reservoir with on-site well and <br /> septic tank and a satisfactory percolation <br /> (perc) test. Minimum lot size = 20,000 <br /> square feet. <br /> (c) For same lot as (b) above, septic tank only, <br /> with satisfactory percolation test, Minimum <br /> lot size - 10,000 square feet. <br /> (d) The Health Department may require lot size <br /> greater than the above minimums based upon <br /> experience and public health requirements. <br /> (e) Minimum size lots in subdivisions shall not <br /> be less than 10,000 square feet. <br /> Section D. Water Requirements <br /> 1. Water supply: Either written or drawn plans for <br /> providing a supply of potable water to each lot of the <br /> subdivision shall accompany the submission of the pre- <br /> liminary and final plats, These plans shall be evaluated <br /> by the Cabarrus County Health Department and by the <br /> Sanitary Engineering Section of the Division Qf Health <br /> Services of the North Carolina Department of Human Re- <br /> Sources where applicable. <br /> 2. Public water: Connection to public water supply is <br /> required where feasible. Water supply plans for any sub- <br /> division which lies adjacent to a public water supply <br /> system that can be feasibly extended to serve the sub- <br /> division and has the capacity to satisfy the additional <br /> demand that might be imposed by the proposed developemnt <br /> of the subdivision shall include plans for connection <br /> · to such public system. Such plans shall meet the speci- <br /> fications and~standards of the public body which con- <br /> trol~ such public system, and easements shall be provided <br /> for the extension of the system to every lot. <br /> 3. Optional Fire Protection: If the subdivider chooses <br /> to install fire hydrants in the proposed development, he <br /> shall meet the requirements and standards set by the <br /> County Fire Marshall and the individual voluntary fire <br /> department in the district which the proposed subdivision <br /> is located. Written approval from these agencies is <br /> required before approval of the final plat. <br /> Section E. Setback Lines <br /> 1. The minimum allowable distance between the main wall <br /> of the dwelling and the street or highway right-of-way <br /> line when measured perpendicularly thereto. Covered <br /> proches whether enclosed or not shall be considered as <br /> part of the main building and shall not project into the <br /> reserved yard. <br /> <br /> <br />
