337 <br /> <br />acceptable site plan which must be approved by the Cabarrus County Planning Depart- <br />ment prior to the issuance of building permits. A permit for the construction or <br />use of any residential type development shall be issued by the Building Inspector <br />or such other agent as may be designated by the County Commissioners of Cabarrus <br />County when the requirements of this ordinance have been met or a Special Use <br />Permit has been issued in writing by the Chairman of the Planning Board. Special <br />Use Permits may be allowed in accordance with the Standards and Procedures out- <br />lined in Section I of this ordinance. <br /> <br /> No permit shall be issued hereunder until the fee or charge required by the <br />Board of County Commissioners shall have been paid. <br /> <br />Section IV. Requirements <br /> <br /> 1. Lots in sections of the County that have been zoned by the County Commis- <br />sioners shall be governed by the zoning ordinance for the appropriate zone or zones <br />in which the lot exists. <br /> <br /> 2. Every lot or space intended for residential type development shall meet <br />the following requirements: <br /> <br />A. Every lot or space shall abut or front a street. <br /> <br />B. Lot and space sizes: <br /> <br /> 1. A lot being within a watershed of a Class I or Class II reservoir, <br />served by a septic tank, shall have a minimum lot size equal to 40,000 <br />square feet. <br /> <br /> 2. Lots containing one residential unit served by a well and septic <br />tank shall have an area of at least 20,000 square feet. <br /> <br /> 3. Lots containing one residential unit served by water and septic <br />tank or well and sewer shall have an area of at least 10,000 square feet. <br /> <br /> 4. Lots containing one residential unit served by water and sewer <br />shall have an area of at least 6,250 square feet. (Density level of <br />6.9 per acre) <br /> <br /> 5. Spaces containing one residential unit served by a well and septic <br />tank shall have an area of at least 20,000 square feet. <br /> <br /> 6. Spaces containing one residential unit served by water or sewer <br />shall have an area of at least 10,000 square feet. (Density level of <br />4.3 per acre) <br /> <br /> 7. Spaces containing one residential unit served by water and sewer <br />shall have an area of at least 3,600 square feet. (Density level of 13.9 <br />per acre) <br /> <br /> 8. Lots or spaces containing multi-residential units shall have, <br />according to the above applicable conditions, at least one half of the <br />above area multiplied by one plus the number of units. <br /> <br /> 9. Lots containing single family attached housing (Multi-family - <br />Individual ownership) served by water and sewer shall contain a minimum of <br />2,000 square feet with the additional allocation square footage of common <br />open space not to exceed a density level of 9 units per acre. <br /> <br /> 10. Lots containing single family attached housing condominiums shall <br />not exceed a density level of 9 units per acre. <br /> <br />C. Building setback lines for lots and spaces: <br /> <br /> 1. The front yard and rear ya=d setbacks shall be at least 25 feet <br />from the property lines. <br /> <br /> 2. The side yard setback shall be at least 10 feet from property <br />lines. <br /> <br />D. Minimum widths and depths: <br /> <br /> 1. Minimum width for lots shall be 50 feet at the front yard setback <br />line. <br /> <br /> <br />
