199 <br /> <br />(9) <br /> <br />Mobile Home Park: A mobile home park shall be any land used, <br />leased, or rented consisting of at least four (4) acres in <br />size containing at least two (2) mobile homes and fifteen <br />(15) mobile home spaces. <br /> <br />Conformance With Regulations <br /> <br />(1) <br /> <br />Subsequent to adoption of this ordinance it shall be unlawful <br />for any person to construct or engage in the construction of <br />any mobile home park or make any addition or alteration to <br />an existing mobile home park within the zoning jurisdiction <br />of Cabarrus County unless a final plan of the mobile home park <br />has been approved in accordance with this section. <br /> <br />Development Requirements for Mobile Home Parks: <br /> <br />(1) <br /> <br />Every new mobile home park shall be located on a tract of <br />land not less than four (4) acres in size and shall contain <br />at least fifteen (15) mobile home spaces. <br /> <br />(2) <br /> <br />A single-wide mobile home space with the following exception <br />shall consist of a minimum of 4,000 square feet and shall have <br />a width of at least 45 feet at the location of the mobile <br />home. A double-wide home space shall consist of a minimum of <br />6,000 square feet and shall have a width of at least 60 feet <br />at the location of the mobile home. <br /> <br />EXCEPTION: A mobile home space in a designated watershed <br />area shall consist of a minimum of 40,000 square feet and shall <br />have a width of at least 150 feet at the location of the mobile <br />home stand, unless served by public sewer. <br /> <br />(3) Not more than one (1) mobile home shall be parked on any <br /> mobile home space. <br /> <br />(4) <br /> <br />Each mobile home space shall contain a patio of at least thirty- <br />six (36) square feet. It must be constructed of concrete, <br />brick flagstone or other such hard surface material. A hard <br />surface walkway, two (2) feet wide minimum, leading from the <br />road to the patio should be provided. <br /> <br />(5) <br /> <br />Ail mobile home stands fronting on a publicly dedicated <br />road shall be located a minimum of thirty (30) feet from the <br />base setback line of the road. ~No mobile home stand shall <br />be located less than thirty (30) feet from an interior private <br />road, as measured from the base setback line, or less than <br />twenty (20) feet from another mobile home stand, mobile home <br />or mobile home addition. <br /> <br />(6) <br /> <br />Parking areas for motor vehicles shall be provided at a ratio. <br />of two (2) parking spaces for each mobile home living unit. <br />Each parking space shall be at least 180 square feet in area, <br />having a minimum width of eight (8) feet, and shall be paved <br />or surfaced with at least two (2) inches of crushed stone. <br />No parking shall be permitted on the streets. <br /> <br />(7) <br /> <br />Each mobile home shall be located on ground with an elevation <br />that is not susceptible to flooding and which is graded to <br />effect positive drainage and to prevent any water from ponding <br />in or around the mobile home park. <br /> <br />(8) <br /> <br />Each mobile home space shall be graded and graded areas <br />landscaped to prevent erosion and provide adequate storm <br />drainage away from the mobile home. <br /> <br />(9) <br /> <br />No dwelling shall be allowed within a mobile home park if <br />its total area is less than 256 square feet. (i.e. travel <br />trailers). <br /> <br /> <br />
