51 <br /> <br />Be <br /> <br />Where residence(s) will be serviced by public <br />water and sewer facilities, the lot area need <br />only be twenty thousand (20,000) square feet. <br />In such cases the other dimensional require- <br />ments will comply with that of the R-30 district. <br /> <br />Co <br /> <br />Ail public water and sewer systems developed in <br />the Ten-Year Growth Transition Overlay District <br />that take advantage of the higher density must <br />be developed to the applicable jurisdictions <br />written water and sewer construction standards. <br /> <br />Ail public water and/or sewer systems <br />developed on property contiguous to either <br />municipal or county water and/or sewer <br />facilities must be developed to the applicable <br />jurisdictions construction standards. <br /> <br />ge <br /> <br />Where an underlying district has higher density <br />and less restrictive dimensional requirements <br />those standards shall prevail. <br /> <br /> The following describes the proposed 10 year growth boundary as <br />lying and being in the County of Cabarrus and State of North Carolina, <br />bounded as follows: <br /> <br />Beginning at Point (A) at the Cabarrus/Rowan County line 600 feet west of <br />Plyer Road, thence in a southerly direction approximately 500 feet to the <br />intersection of Tuckaseegee Road and Pagemont Road Point (B), thence following <br />Pagemont Road to its intersection with Mooresville Road and Stirewalt Road <br />at Point (C). Thence following Stirewalt Road in a south-westerly direction <br />to Point (D) the intersection with Trinity Church Road, thence following <br />Trinity Church Road to Point (E) at Barr Road, thence following Barr Road <br />to Point (F) intersecting with Macedonia Church Road, thence continuing on <br />Macedonia Church Road in a south-easterly direction intersecting with <br />Highway 73 west at Point (G), thence with Highway 73 west in a westerly <br />direction to the intersection with LaForrest Lane at Point (H). Thence <br />running in a southerly direction along LaForrest Lane to Point (I) the <br />intersection with Untz Road, thence following Untz Road to the intersection <br />with Odell School Road at Point (J). Thence following Odell School Road <br />in a southerly direction to Point (K) the intersection with Poplar Tent <br />Road, thence following Poplar Tent Road in a southeasterly direction to <br />Point (L) the intersection with Pitts School Road. Thence following Pitts <br />School Road in a south-easterly direction to Point (M) at the Harrisburg <br />extraterritorial jurisdiction. Thence following the Harrisburg extra- <br />territorial jurisdiction boundary to Point (N) at Robinson Church Road, <br />thence follow Robinson Church Road south to Point (O) the intersection <br />with Rocky River Road. Thence follow Rocky River Road easterly to Point (P) <br />the intersection with Rocky River. Thence follow Rocky River easterly <br />to Point (Q) the intersection with Irish Buffalo Creek, thence following <br />Irish Buffalo Creek northerly to Point (R) the intersection with Cold Water <br />Creek. Thence follow Cold Water Creek in a north-easterly direction to <br />Point (S) the intersection with Highway 601. Thence follow Highway 601 <br />from Point S, southerly to Point (T) the intersection with Cold Springs <br />Road, thence follow Cold Springs Road to Point (U) the intersection with <br />Miami Church Road, thence picking up Hamby Branch at Point U continuing in <br />a northerly direction to Point (V) the intersection with Highway 49. Thence <br />following Highway 49 from Point V, easterly to Point (W) the intersection <br />with Cold Springs Road, thence follow Cold Springs Road in a northerly <br />direction to Point (X) the intersection with Highway 73 east. Thence follow <br />Highway 73 east in a westerly direction to Concord's extraterritorial <br />jurisdiction at Point (Y) 0 Thence continue following Concord's extra- <br />territorial jurisdiction boundary northerly to Point (Z) its intersection <br />with Cold Water Creek. Thence follow Cold Water Creek in a northerly <br />direction to Point (AA) its intersection with 1-85. Thence follow 1-85 <br />in a north-easterly direction to end Point (BB) at the Cabarrus/Rowan <br />County line. Thence follow the Cabarrus/Rowan County line from Point BB <br />westerly to beginning Point A. <br /> <br />Ail properties located 200 feet outside of the proposed 10 year growth <br />area boundary, shall be included as part of the 10 year growth area. <br /> <br /> <br />
