295 <br /> <br />(4) <br /> <br />Petition 85-41. Ronald and Patricia Page, township 4, Trinity Church <br />Road, Map/PIN 5601-68-6627. Wishes to rezone from RMF-7 to I-1. <br />Planning Board voted 3-0 to approve, felt this development would <br />conform to the increasing amount of commercial/industrial land being <br />used near 1-85 interchanges. <br /> <br /> Mr. Guy Alexander Todd, adjacent property owner, opposed the rezoning. <br />He objected to the location of additional businesses in the community and <br />cited problems and concerns regarding the existing Quik-Way Catering Company. <br />Mr. Todd objected to the smell he stated would be involved in the proposed <br />cosmetics business and stated concern regarding the storage of alcohol used <br />in the manufacture of cosmetics. Mrs. Jo Todd complained of heavy traffic <br />and the effect the fumes from the manufacture of cosmetics would have on <br />persons living in the area who are allergic to those types of products. <br /> Ms. Roxanne Hunter, resident of the community, objected to the rezoning. <br />She stated concernS regarding the storage of flammable alcohol, increased <br />traffic, and the effect on property taxes in that community. <br /> Ms. Patricia Page, property owner, supported the rezoning. She stated <br />the property had been selected because of the-easy access to major <br />thoroughfares and advised the Board that the manufacture of cosmetics was <br />not a hazardous procedure. <br /> UPON MOTION of Commissioner Barnhardt, seconded by Commissioner Payne <br />with Commissioners Hamby, Payne, and Barnhardt voting for and Commissioner <br />Upright and Chairman Lentz voting against, the Board approved Petition 85-41 <br />by Ronald and Patricia Page to rezone property on Trinity Church Road, Map/ <br />PIN 5601-68-6627, from RMF-7 to I-1. <br /> <br />(5) <br /> <br />Petition 85-42. Lula Henry Crawford, township 2, Poplar Tent Road <br />Map/PIN 5600(07)-69-1254. Wishes to rezone from R-40 to C-2. Planning <br />Board voted 3-0 to deny, felt this type of land use would be an encroach- <br />ment on the neighboring residential property. <br /> <br /> Mr. George Barringer, Jr., adjoining property owner, opposed the <br />rezoning request, stating the surrounding area was residential. He <br />expressed concern regarding the heavy traffic on Poplar Tent Road and <br />the depreciation of property values. <br /> No one spoke in favor of the petition. <br /> UPON MOTION of Commissioner Payne, seconded by Commissioner Hamby <br />and unanimously carried, the Board denied Petition 85-42 by Lula Henry <br />Crawford to rezone property on Poplar Tent Road from R-40 to C-2. <br /> <br />ZONING TEXT AMENDMENTS <br /> <br />(1) <br /> <br />Petition 85-07. Additional Information: <br /> In addition to the information required by Section 9.2-A, the <br /> following information shall be supplied as part of the application: <br /> <br />(1) Site plan showing the proposed location and dimensions of <br />all structures to be located on the property; the location, size <br />and height of all structures within 150 feet of the property, and <br />location and names Of abutting streets. <br /> <br />(2) Storage of petroleum products must comply with the latest <br />edition of the FLAMMABLE AND COMBUSTIBLE LIQUIDS CODE, NFPA-30 <br />of the National Fire Protection Association. <br /> <br /> <br />
