107 <br /> <br />5. Location of all streets, whether existing or proposed, fire hydrants, <br /> storm sewer, and drainage structures. <br /> <br />6. Existing and proposed rights-of-way including streets, sidewalks, <br /> and utilities. <br /> <br />7. Boundary of the proposed project, adjacent property owners, land <br /> use, and zoning. <br /> <br />Location of all major and minor arterials designated on the <br />Kanlacon or Cabarrus County Thoroughfare Plan and all collector <br />streets within 500 feet of the property. <br /> <br />Existing and proposed topography. <br /> <br />10. Any additional items required in other sections of this or <br /> other ordinances. <br /> <br />3.11-5 After approval of a site plan by the Zoning Administrator, a copy of <br />the approved plan shall be filed with the Zoning Office. Ail building permits <br />shall be issued only for structures or dwellings that comply with this approved <br />plan. Any additional construction shall require site plans to be approved for <br />this section. <br /> <br />3.11-6 Thoroughfare Yard: A ninety foot landscaped setback is required from <br />the adjoining thoroughfare street right-of-way. When a new right-of-way has <br />been established, the setback lines shall be calculated from the newly estab- <br />lished right-of-way line. <br /> <br />This ninety foot setback shall contain one tree, which will grow to a minimum <br />height of ten (10) feet, for every 1,500 square feet in this setback area. <br />These trees shall be located a minimum of fifteen (15) feet apart. <br /> <br />This setback may be reduced to fifty (50) feet when one tree with a minimum <br />growing height of ten (10) feet is planted for every 500 square feet in the <br />setback area. These trees shall be planted in an offset pattern, being a <br />minimum of fifteen (15) feet apart. <br /> <br />Should this tract have access to another road not designated in this section, <br />the same restrictions shall apply to the area adjoining the designated <br />thoroughfare. <br /> <br />When public access roads parallel to the thoroughfare exist, the right-of-way <br />for this access road may be in the required setback. The property fronting on <br />the access road shall have a minimum setback of thirty (30) feet, landscaped <br />using the same calculation as the ninety (90) foot at one tree for every 1,500 <br />square feet in the setback. <br /> <br />3.11-7 Access Points: The term "access point(s)" shall mean a point of <br />ingress and/or egress which may be either public or private. Unless otherwise <br />provided, all access point requirements shall be calculated from centerline to <br />centerline of the access points. When two (2) or more access points apply, the <br />more stringent limitation shall apply. The following restrictions shall apply <br />to all land in the designated TOZ zone: <br /> <br />Ail lots, parcels, or division of land fronting on a thoroughfare <br />designated by the TOZ with 400 feet or less adjoining said <br />thoroughfare shall have no more than one (1) access point to the <br />thoroughfare. Ail lots with more than 400 feet of frontage on the <br />thoroughfare shall have no more than one access point onto the. <br />thoroughfare for each 400 feet fronting the thoroughfare. <br /> <br />Where physically possible, no driveway or street connections <br />shall be allowed within 300 feet of the intersection of <br />two (2) thoroughfares, or within 200 feet of an intersection of a <br />thoroughfare and another highway, street, or driveway. <br /> <br />In a case where these requirements are not obtainable, on any <br />existing lots of record prior to the adoption of this section, the <br />access shall be the greatest distance possible from the nearest <br />intersection. <br /> <br /> <br />
