272 <br /> <br />Be <br /> <br />1. Planned unit developments comprising less than one hundred acres <br />shall contain residential uses only. Planned unit developments compris- <br />ing less than one hundred acres shall be connected to Municipal or <br />County wastewater collection facilities. <br /> <br />2. Ail other planned unit developments comprising one hundred (100) <br />acres or more, may contain all uses permitted by subsection (B) of this <br />section. Planned unit developments comprising more than one hundred <br />acres shall be connected to Municipal or County wastewater collection <br />facilities. <br /> <br />Regulation Of Uses: <br /> <br />1. Permitted Uses. Subject to subsection (A) of this section, a <br />planned unit development may contain any uses permitted in the following <br />districts: R-40/Residential District, R-15/Residential District, <br />R-9/Residential District, RMF-7A/Multi-Family District, O-I/Office and <br />Institutional, C-l/Neighborhood Serving Commercial, C-2/Community <br />Commercial. <br /> <br />2. Conditional Uses. Subject to subsection (A) of this section, a <br />planned unit development may contain any uses permitted in the C-3 <br />General Commercial, or I-1 Light Industrial District as conditional uses <br />when it can be shown that such uses would be in keeping with the purpose <br />and intent of a planned unit development. <br /> <br />3. Special Uses. Subject to subsection (A) of this section, a planned <br />unit development may contain any conditional uses allowed in the R-40 <br />Residential District, R-15 Residential District, R-9 Residential <br />District, RMF-7A Multi-Family District, O-I Office and Institutional <br />District, C-1 Neighborhood Commercial District, C-2 Co~unity Commercial <br />District, C-3 General Commercial District, I-1 Light Industrial <br />District, as special uses when it can be shown that such uses would be <br />in keeping with the purpose and intent of a planned unit development, <br />that such uses will promote the public health, safety and general <br />welfare, that such uses will maintain or enhance the value of contiguous <br />properties, that such uses are in compliance with the general plans for <br />the physical development of the County as embodied in this ordinance or <br />in the comprehensive plan, or portion thereof. In acting on decisions <br />concerning conditional or special uses under this section the Board of <br />County Commissioners will be acting as a quasi-judicial board and will <br />be required to make all conclusions of laws based on findings of facts <br />in the same manner as a zoning board of adjustment. <br /> <br />a. Signage: <br />Signs shall meet the following criteria: <br /> <br />1) Signs on building facades shall be limited to ten percent of <br />the facade area. <br /> <br />2) Free standing signs shall be limited to eight feet in height <br />and twenty five square feet in area adjacent to streets, and four <br />feet in height and ten square feet in area adjacent to sidewalks. <br /> <br />3) Public information signs and graphics should be simple and <br />easily understood. Graphic symbols and word economy are <br />encouraged. <br /> <br />4) Illuminated signs or graphics should integrate the light source <br />into the design and not encroach upon adjacent buildings. Low <br />intensity lighting is encouraged. <br /> <br />4. Where land proposed for a planned unit development is lying within <br />the area covered by the Thoroughfare Overlay District, the requirements <br />of the Thoroughfare Overlay District shall apply in addition to these <br />requirements. <br /> <br />C.
