273 <br /> <br />1. Residential Density. The residential density in a planned unit <br />development shall not exceed six (6) units per gross acre designated for <br />residential uses in the planned unit development master land use plan. <br /> <br />2. Open Space. Planned unit developments shall contain open space as <br />follows: <br /> <br />a. Planned unit developments containing not more than six hundred <br />(600) acres shall reserve not less than twenty (20) per cent of the <br />gross acreage as open space. <br /> <br />b. Planned unit developments containing more than six hundred <br />(600) acres shall reserve not less than twenty-five (25) per cent <br />of the gross acreage as open space. <br /> <br />c. Planned unit developments shall not exceed a maximum of ninety <br />(90) per cent impermeable surface on any lot within the planned <br />unit development. <br /> <br />d. Every building erected to exceed fifty (50) feet in height <br />shall be set back from the front lot line on a ratio of one (1) <br />foot for each two (2) feet in rise above the fifty (50) feet in <br />height. <br /> <br />3. Recreation Space. A minimum of twenty-five (25) per cent of the <br />required reserved open space in a planned unit development shall be <br />developed for active recreation purposes. <br /> <br />4. Where land is dedicated to the County for park and recreation <br />purposes, such land may be included as a part of the open space require- <br />ment of this section. This shall meet the approval of the Cabarrus <br />County Park and Recreation Advisory Commission. <br /> <br />D. Off-Street Parking Requirements: <br /> <br />1. Any structure or building hereafter erected or structurally altered <br />or placed on a lot in planned unit developments shall be provided with <br />off-street vehicle parking spaces located not more than three hundred <br />(300) feet, at the nearest point from the building entrance. Parking <br />spaces and loading areas shall be paved for all uses other than <br />single-family residential and shall be provided with permanent wheel <br />stops, curb guards, or other barriers which will prevent any part of any <br />vehicle to over-hang into sidewalk areas or vehicular passageways <br />adjacent to the parking area. Required parking areas shall be available <br />for the parking of operable vehicles of residents, customers and <br />employees, and shall not be used for the storage of vehicles or <br />materials, or for the parking of vehicles used for loading or unloading. <br />Required loading space shall be available for the loading and unloading <br />of vehicles, and shall not be used for the storage of vehicles or <br />materials, or to meet off-street parking requirements, or in conducting <br />the use. <br /> <br />2. Residential Parking. Planned unit developments shall comply with <br />Section 5.8 of this ordinance. <br /> <br />3. Non-residential Parking. Vehicular parking in non-residential areas <br />shall comply with Section 5.8 of this ordinance. <br /> <br />3.9-4 Requirements For Development: <br /> <br />A. Master Land Use Plan. Ail applications for approval of a planned unit <br />development shall be accompanied by a master land use plan which shall <br />include but not be limited to the following. However, a preliminary concept <br />plan will be presented to the Planning Staff and the Planning Board prior to <br />commencement of the rezoning process: <br /> <br />1.
