51 <br /> <br />Each mobile home space shall have a minimum width of fifty (50) feet at <br />the location of the mobile home, and shall be open and unobstructed. <br />Every home shall be located on a space with a minimum size of five <br />thousand (5,000) square feet, except when located within a designated <br />watershed. <br /> <br />Amend EXCEPTION: - Page 3 - to read as follows: <br /> <br />A mobile home space in a designated watershed area shall be consistent <br />with the Watershed Overlay District as referenced in the Cabarrus County <br />Zoning Ordinance. <br /> <br />Amend Page 3 Number (10) to read as follows: <br /> <br />The roads of the mobile home park shall be designed in accordance with <br />the minimum design standards of the North Carolina Department of <br />Transportation as it applies to subdivision streets. <br /> <br />Amend Number (16) Page 4 to read as follows: <br /> <br />Recreation areas shall be provided and approved by the Planning Board to <br />meet the anticipated needs of residents of the mobile home park. Not <br />less than eight (8) percent of the gross site area shall be devoted to <br />recreational areas. Active recreational equipment shall be provided in <br />the recreation areas. Provision of separate adult and tot lot <br />recreation areas are encouraged. The responsibility of the recreational <br />common areas shall be maintained by the owner or the manager of the <br />mobile home park. A written statement shall accompany the preliminary <br />plat stating the active recreation facilities to be included in the <br />mobile home park and the date construction of such facilities shall <br />commence. <br /> <br />ADD Number (21) Page 5 as follows. <br /> <br />Ail internal roads in mobile home parks shall have a minimum <br />right-of-way of 45 feet. The base set back line of the mobile home <br />facing the internal streets will be the edge of the pavement. The <br />building set back shall be measured thirty (30) feet from the base set <br />back line. <br /> <br />Section E. Information to be Shown on a Preliminary Plat: <br /> <br />Page 6 <br /> <br />DELETE ENTIRE SECTION E. Information to be Shown on a Preliminary Plat <br />Page 6 and incorporate into Section F as follows. <br /> <br />F. Information Required on Preliminary and Final <br /> <br />AMEND Page 7 <br />follows: <br /> <br />Subsections (1), (2), (3), (4), (8), and (13) to read as <br /> <br />(1) Location/vicinity map with a scale of one (1) inch equals two <br />thousand (2,000) feet, showing the location of the mobile home park in <br />relation to the surrounding area within a one (1) mile radius. The <br />location/vicinity map shall be located in the upper left corner of the <br />plat. <br /> <br />(2) A "TITLE BLOCK" shall be located in the bottom right hand corner and <br />contain the following information: <br /> <br />a. Preliminary or final plat. <br />b. The park's name, township, county, and state. <br />c. Date of preparation. <br />d. Scale graphically and numerically. <br />e. The name(s) and address(es) of property owner(s) and/or <br /> developer(s). <br />f. The name(s) and address(es) of the individual and/or company <br /> preparing the plat. <br /> <br /> <br />
