Smit, Clerk to the Board <br /> Ordinance No. 2017-27 <br /> AN ORDINANCE AMENDING THE CABARRUS COUNTY DEVELOPMENT ORDINANCE <br /> TEXT2017-00002 <br /> BE IT ORDAINED that the Cabarrus Development Ordinance is hereby amended as <br /> follows: <br /> AMEND CHAPTER 7, PERFORMANCE BASED STANDARDS, #8-BED AND BREAKFAST AS FOLLOWS: <br /> Bed and Breakfast <br /> Agricultural/Open, Countryside Residential, Low Density Residential, Medium <br /> Density Residential, High Density Residential/Mixed Use, Office/Limited <br /> Commercial districts <br /> a. In the A0, CR and LDR zoning districts, the lot size shall meet or exceed <br /> the conventional subdivision standards. For MDR, LDR and HDR zoning <br /> districts, the minimum lot size shall be at least one acre. <br /> b. Any area to be used as a—pare, fer guest i-eeept}ens er gar-den, for <br /> parking or other guest amenity areas such as gardens, patios or outdoor <br /> guest reception areas shall be located a minimum of 100 feet from the <br /> property line of any residentially zoned or used property. <br /> c. Must provide at a minimum one parking space per guest bedroom and one <br /> parking space for each ewe employee and the owner(s) or manager (s) . <br /> d. The facility must provide a level three buffer yard as described in <br /> Chapter Nine, Landscaping & Buffer Requirements on all sides of the <br /> parking lot which abut public rights-of-way. <br /> AMEND CHAPTER 2, RULES OF CONSTRUCTION AND DEFINITIONS AS FOLLOWS: <br /> BED AND BREAKFAST - A business of not more than 12 guest rooms that offers bed <br /> and breakfast accommodations to at least nine but not more than 23 persons per <br /> night for a period of less than one week, and that: <br /> a. Does not serve food or drink to the general public for pay; <br /> b. Serves only the breakfast meal, and that meal is served only to overnight <br /> guests of the business; <br /> c. Includes the price of breakfast in the room rate; and <br /> d. Is the permanent residence of the owner or the manager of the business <br /> A bed and breakfast shall not operate as a reception facility. <br /> BE IT ALSO ORDAINED that the Cabarrus County Development Ordinance is hereby <br /> amended as follows: <br />
