February 19, 2007 (Regular Meetinq) <br />Page 274 <br />Susie Zakraisek, Planning & Zoning Manager, presented a text amendment <br />to Chapter 5 of the Cabarrus County Zoning Ordinance, Section 5.5, <br />Conventional Subdivision Standards, Section C. She reported this amendment <br />adds standards for minor subdivisions. <br />At the request of Vice Chairman Juba, Ms. Zakraisek defined a minor <br />subdivision and responded to a variety of questions from the Board. <br />At 7:05 p.m., Chairman Carruth opened the public hearing on the Text <br />Amendment to Chapter 5 of the Cabarrus County Zoning Ordinance, Section 5.5, <br />Conventional Subdivision Standards, Section C (C2006-06-ZT). The Public <br />Hearing Notice was published on February 8, 2007 in THE CHARLOTTE OBSERVER <br />(Cabarrus Neighbors). <br />There was no one present to address the Board and Chairman Carruth <br />closed the public hearing. <br />Chairman Carruth pointed out the proposed text amendment was <br />unanimously approved by the Cabarrus County Planning and Zoning Commission. <br />UPON MOTION by Vice Chairman Juba, seconded by Commissioner Mynatt and <br />unanimously carried, the Boardadopted an ordinance amending Chapter 5 of the <br />Cabarrus County Zoning Ordinance, Section 5.5, Conventional Subdivision <br />Standards, Section C (C2006-06-ZT) as follows: <br />Ordinance No. 2007-01 <br />AN ORDINANCE AMENDING THE CABARRUS COUNTY ZONING ORDINANCE <br />BE IT ORDAINED that the Cabarrus County Zoning Ordinance is hereby amended as <br />follows: <br />• Chapter 5 Section 5-5, Conventional Subdivision Standards, Section C <br />• ADD the following language: <br />2. Minor Subdivision Dimensional Standards <br />Subdivisions that are classified as minor subdivisions in the AO, CR, <br />and LDR zoning districts shall be subject to the tract requirements <br />listed for public water and sewer, the minimum average lot width listed <br />in lot dimensions, the setbacks, height and lot coverage standards i.n <br />Section 5-5, Conventional Subdivision Standards, Section B, Dimensional <br />Standards. NOTE:. Density standards in table shall not apply. Minimum <br />lot size shall be one acre (43,560 SF) as stated above. <br />Subdivisions in the MDR and HDR zoning districts shall be subject to <br />the tract requirements as listed for governmental water and sewer, the <br />lot dimension minimum average lot width listed in the lot dimensions, <br />the setbacks, height and lot coverage standards established in Section <br />5-6, Open Space Subdivision Standards, Section D, Dimensional <br />Standards. NOTE: Density standards in table shall not apply.
