Uses shall only be permitted on thoroughfares. <br /> <br />D) Landscaping. Uses shall meet all applicable landscaping standards in <br />Chapter 9 of the zoning Ordinance. When occupying an existing <br />structure landscaping shall be upgraded to meet these requirements. <br /> <br />E) Size of Property. The minimum property size shall be 2 acres. <br /> <br />F) Parking. Parking shall be place to the side and rear of the structure <br />only (parking shall not be placed between the structure and an adjacent <br />street) . Parking areas shall be screened from view of adjacent <br />residential properties using a level 3 buffer yard. <br /> <br />. Permanent parking areas used more than once per week shall <br />be paved and meet all requirements of Chapter 10. <br />. Parking used no more than once per week may meet the event <br />parking standards of Chapter 10. <br /> <br />G) Architectural compatibility. Due to the location of uses in residential <br />areas each project shall take into consideration architectural <br />compatibility with the surrounding area. Any side of a building with <br />metal siding shall be screened from view of adjacent properties and <br />street right-of-ways. <br /> <br />In regards to architectural compatibility the Board of Adjustment shall <br />consider building height, bulk, articulation, fenestration, and <br />exterior building materials to ensure that the proposed use would not <br />detract from the surrounding land uses or character of the <br />neighborhood. <br /> <br />Adopted this the 17th day of October 2005. <br /> <br />/s/ Carolyn B. Bonds, Clerk to the Board <br /> <br />(G-2) <br />Public <br /> <br />Industrial Incentive <br />Hearing - 6:30 p.m. <br /> <br />Grant <br /> <br />for Wight Lightning <br /> <br />Motorsports, <br /> <br />LLC - <br /> <br />Ryan McDaniels of the Cabarrus Economic Development Corporation (EDC) <br />presented a request by Wight Lightning Motorsports, LLC for a Level 1 <br />incentive grant pursuant to the Industrial Incentive Development program <br />guidelines effective January 1, 2004. The company plans to locate a 189,500 <br />square foot facility in the Oakmont Industrial Park in Concord and has looked <br />at other areaS for the new facility. The estimated investment is $18.2 <br />million ($15.7 million real estate and $2.5 million equipment) with 120 new <br />jobs planned initially. <br /> <br />At 7 :52 p.m., Chairman Carpenter opened the public hearing on the <br />proposed incentive grant for Wight Lightning Motorsports, LLC. The public <br />hearing notice was published in THE INDEPENDENT TRIBUNE on October 7, 2005. <br /> <br />There was no one present to address the Board, and Chairman Carpenter <br />closed the public hearing. <br /> <br />UPON MOTION of Vice Chairman Carruth, seconded by Commissioner Juba <br />with Vice Chairman Carruth, Chairman Carpenter and Commissioners Freeman and <br />Juba voting for and Commissioner Privette voting against, the Board approved <br />the incentive grant subject to the negotiation and execution of a definitive <br />agreement between Cabarrus County and Wight Lightning Motorsports, LLC as <br />outlined in the Industrial Development Grant Program, with authorization <br />granted to the County Manager and County Attorney to conclude the <br />negotiations and execute the Agreement. <br />
