462 <br /> <br />A. Definitions; For the purpose of this section certain words and terms used <br />herein are defined as follows: <br /> (1) Mobile Home; A structure transportable in one or more <br /> sections, which is eight (8) body feet or more in width and thirty- <br /> two (32) body feet or more in length, and which is built on a <br /> permanent chassis, and designed being used as a dwelling with or <br /> without a permanent foundation, when connected to the required <br /> utilities, and includes plumbing, heating and electrical systems <br /> contained therein. <br /> (a) Mobile Home Class I: Shall mean a double wide <br /> mobile home, with the building length not to exceed four <br /> (4) times the building width. The roof pitch should be <br /> a minimum of 4/12. <br /> (b) Mobile Home Class II: Shall mean any single-wide <br /> mobile home not having to met the Class I mobile home <br /> criteria. <br /> (2) Mobile Home Space: Mobile home space shall mean a plot of land <br /> within a mobile home park designed for the accommodation of a single <br /> mobile home in accordance with the requirements set forth in this <br /> section. <br /> (3) Mobile Home Additions: Shall include but not limited to decks, <br /> etc. <br /> (4) Florida Room: One prefabricated room designed and manufactured <br /> specifically for mobile homes. <br /> (5) Private Street: A right-of-way or easement of forty-five (45) <br /> feet in width containing a paved roadway which provides or is used <br /> primarily for vehicular circulation. This definition also includes <br /> the term road, drive, highway, avenue, way, court, place, circle and <br /> lane. <br /> (6) Public Street: A street consisting of a publicly dedicated <br /> right-of-way and/or roadway maintained by the park owner or State of <br /> North Carolina and built to NCDOT standards. <br /> (7) The words "should" and "may" are permissive, the words "shall" <br /> and "will" are mandatory. <br /> (8) Mobile Home Park; A mobile home park shall be any land used, <br /> leased, or rented consisting of at least four (4) acres in size <br /> containing at least two (2) mobile homes and fifteen (15) mobile <br /> home spaces. <br /> <br />Conformance with Regulations: <br /> (1) Subsequent to adoption of this ordinance it shall be unlawful <br /> for any person to construct or engage in the construction of any <br /> mobile home park or make any addition or alteration to an existing <br /> mobile home park within the zoning jurisdiction of Cabarrus County <br /> unless a final plan of the mobile home park has been approved in <br /> accordance with this section. <br /> <br />Development Requirements for Mobile Home Parks: <br /> (1) All mobile home placements for class I mobile homes shall be of <br /> models no older than five (5) years from the date of the Zoning <br /> Permit. * <br /> (2) Ail mobile home placements for class II mobile homes shall be <br /> of models no older than ten (10) years from the date of the Zoning <br /> Permit. * <br /> (3) No mobile home shall be located less than twenty (20) feet from <br /> another mobile home or mobile home addition or accessory building <br /> (decks are considered to be a mobile home addition). * <br /> <br />*These items (1, 2, and 3) will be retroactive and affect all mobile <br />home parks developed after November 30, 1982, upon issuance of a <br />zoning permit. <br /> <br />(4) Every new mobile home park shall be located on a tract of land <br />not less than four (4) acres in size and shall contain at least <br />fifteen (15) mobile home spaces. <br />(5) Each mobile home space shall have a minimum width of fifty (50) <br />feet at the location of the mobile home. Every home shall be <br />located on a space with a minimum size of six thousand (6,000) <br />square feet, except when located within a designated watershed. <br /> <br /> <br />
