463 <br /> <br />EXCEPTION: A mobile home space in a designated watershed area shall <br />be consistent with the Watershed Overlay District as referenced in <br />the Cabarrus County Zoning Ordinance. <br /> <br />(6) Not more than one (1) mobile home shall be parked on any mobile <br />home space. <br />(7) Each mobile home space shall contain a patio of at least <br />thirty-six (36) square feet. It must be constructed of concrete. <br />A hard surface walkway of asphalt or concrete to be two (2) feet <br />wide minimum, leading from the parking spaces to the patio shall be <br />provided. <br />(8) All mobile homes adjacent to a publicly dedicated road shall be <br />located a minimum of thirty (30) feet from the public right-of-way <br />of the road, or no less than thirty (30) feet from the edge of <br />pavement of an internal private street. <br />(9) Parking areas for motor vehicles shall be provided at a ratio <br />of two (2) parking spaces for each mobile home living unit. Each <br />parking space shall be at least 210 square feet in area, have a <br />minimum width of ten (10) feet, and shall be paved with either <br />asphalt or concrete. No parking shall be permitted on the streets. <br />Sidewalk area cannot be included in the required parking spaces. <br />(10) Each mobile home space shall be located on ground with an <br />elevation that is not susceptible to flooding and which is graded to <br />effect positive drainage and to prevent any water from ponding in or <br />around the mobile home park. <br />(11) Each mobile home space shall be graded and graded areas <br />landscaped to prevent erosion and provide adequate storm drainage <br />away from the mobile home. <br />(12) No dwelling shall be allowed within a mobile home park if its <br />total area is less than 256 square feet. (i.e., travel trailers). <br />(13) The roads of the mobile home park shall be designed in <br />accordance with the minimum design standards of the North Carolina <br />Department of Transportation as it applies to subdivision streets. <br />(14) No mobile home shall have vehicular access to a public street <br />(other than those within the interior of the park). <br />(15) Closed end of dead-end drives or roads shall be provided with <br />a turning circle of at least seventy (70) feet in diameter, cul-de- <br />sac length shall not exceed eight hundred (800) feet in length. <br />(16) No banks, except along large drainage ditches, in the park <br />shall have a slope steeper than three (3) feet length to one (1) <br />foot elevation. <br />(17) Permanent mobile home parks shall have a sign for <br />identification and the sign shall be as follows: <br /> <br />Mobile home park identification signs shall not exceed forty (40) <br />square feet. Such signs shall have a minimum area of fifteen (15) <br />square feet and may be illuminated. Only direct non-flashing <br />lighting will be used for illumination and the sign must be <br />constructed in such a manner as to prevent a direct view of the <br />light source from any public street right-of-way. Signs shall not <br />be located within any public right-of-way. - <br /> <br />(18) Screening shall be utilized on all sides of a mobile home <br />park. Consideration shall be given to topography, large trees, <br />vegetation, site design and land uses in the evaluation of the <br />extent of required screening. Whenever screening is required, <br />either a durable masonry wall, fence or berm, material planting and <br />landscaping, designed to be compatible with the character of <br />adjoining properties shall be provided. Walls and fences shall be <br />at least five (5) feet in height and measured from the ground along <br />the common lot line of the adjoining properties. The use of <br />vegetation shall reach fifty (50) percent opacity within two (2) <br />years after being planted. ~ <br />(19) Recreation areas shall be provided and approved by the <br />Planning and Zoning Commission to meet the anticipated needs of <br />residents of the mobile home park. Not less than eight (8) percent <br />of the gross site area shall be devoted to recreational areas. <br />Active recreational equipment shall be provided in the recreation <br />areas.
