464 <br /> <br />shall be maintained by the owner or the manager of the mobile home <br />park. A written statement shall accompany the preliminary plat <br />stating the active recreation facilities to be included in the <br />mobile home park and the date construction of such facilities shall <br />commence. <br /> <br />(20) Ail mobile homes, including additions or extensions, permitted <br />under this section shall be skirted. Ail skirting shall be flushed <br />with exterior walls and all skirting shall be the same material as <br />the mobile home or of brick, stone or masonry block. Complete <br />skirting around the mobile home will be required except for one (1) <br />major access to under the mobile home and proper ventilation vents. <br />(21) Permanent street names, approved by the Planning and Zoning <br />Commission, shall be assigned to each private street. Street name <br />signs utilizing the approved County "street signs" shall be erected <br />at each street intersection. House numbers will be assigned by the <br />Planning Section of the Cabarrus County Planning, Zoning, and <br />Building Inspection Department. These numbers shall be three (3) <br />inches in height and placed on the mobile home and be visible from <br />the street. <br />(22) Private Street Requirements: Required paving width shall be <br />as follows, based generally on a moving lane width of ten (10) feet <br />for collector streets and nine (9) feet for minor streets. <br />(23) Interior streets in addition to the paving requirements listed <br />in number twenty two (22) of the Development Requirements for mobile <br />home parks shall be installed with standard concrete valley curb and <br />guttering. * <br />(24) Ail mobile home parks must provide a pedestrian walkway by <br />installing concrete sidewalks (three (3) feet minimum in width) or <br />extending the required pavement width an additional four (4) feet <br />with a painted stripe designating this area as a walk space, all <br />pedestrian walkspace shall be maintained in good repair. The building setback shall be measured <br />thirty (30) feet from the edge of pavement. Note: Corner lots shall be <br />measured from both internal streets. <br />(See diagram on file in the Planning, Zoning, & Building <br />Inspection Department) <br />(27) The park owner shall be responsible for the placement of the <br />mobile home on the mobile home space within the park. This <br />responsibility assures that the placement of the mobile home adheres <br />to the preceding development standards including the required <br />setbacks from the lot lines and streets and skirting as stated in <br />the ordinance. A violation of any section of the mobile home park <br />ordinance and the correction thereof will be the responsibility of <br />the park owner(s). <br /> <br /> <br />
