466 <br /> <br />(4) The boundary line of the tract with accurate linear and angular <br />diversions drawn to scale and the area of the park in acres. The <br />adjacent property owner(s) shall be included tn this drawing and the <br />surrounding zoning classification(s). <br />(5) Location of all mobile home spaces and location of proposed <br />mobile homes on spaces. <br />(6) A detailed drawing to a scale of not less than one (1) inch <br />equals four (4) feet of a mobile home space showing the location of <br />the mobile home and construction thereof, utilities and the mobile <br />home utility connections, patio footings, walks, parking spaces, <br />driveways and all other improvements. <br />(7) Location and uses of any proposed or existing buildings and <br />building lines. <br />(8) Proposed and existing contours with a vertical interval of five <br />(5) feet, no greater than ten (10) feet and elevations of existing <br />streets, roads, drives, curbs, catch basins, and etc. Contours <br />shall apply only to the preliminary plat(s). <br />(9) Name, location and dimensions of all proposed roads. The <br />location and dimensions of all alleys, driveways, entrances, exits <br />and walkups. <br />(10) Proposed storm drainage plan for the entire mobile home park <br />including all proposed grading necessary to insure proper drainage, <br />control of erosion, and compliance with all grade requirements not <br />set forth in this ordinance. This drainage-erosion plan must bear <br />the stamp of approval by the Land Quality Section with North <br />Carolina Department of Environmental Health and Natural Resources <br />signifying that the North Carolina Statutes pertaining to soil <br />erosion and sedimentation control are satisfied. <br />(11) General landscape plan showing the location, name and size of <br />all plant material to be used on the project and plans of landscape <br />features such as screens, fences, etc. The location of all grassed <br />areas should be shown. <br />(12) Location and dimensions of all recreation areas, open spaces <br />and parks. <br />(13) Plans for proposed utilities (e.g., water and sewer lines) <br />must be approved by the appropriate agencies, either state agencies <br />or county agencies. The submission of the final plat will be <br />accompanied with documentation stating that the utility system(s) <br />have been approved. <br />(14) Location of all garbage receptacles. <br />(15) Location of major identification signs. <br />(16) Signatures of person(s) or firm(s) responsible for the plan. <br /> <br />G. ~egistration; <br />The operator of each mobile home park shall keep an accurate register containing <br />a record of all occupants and owners of mobile homes in the park. The operator <br />shall keep the register current, and all entries for the previous three (3) years <br />available for inspection at all times by authorized county representatives. The <br />register shall contain the following information: <br /> (1) Name and permanent address(es) of owner(s). <br /> (2) Space number in which each mobile home is parked. <br /> (3) Date of entering park. <br /> (4) Date of leaving park. <br /> (5) Mobile home park operator shall immediately notify the <br /> Cabarrus County Inspections and Tax Departments when any <br /> mobile home is registered and space if rented or leased. <br /> <br />H. Mobile Home Sales In Mobile Home Parks: <br />It shall be unlawful to sell, on a co~nercial basis, mobile homes or trailers <br />within mobile'home parks unless the homes are to be i~nediately occupied within <br />the park. <br /> <br />I. Mobile Home Addition: <br />No living compartment other than a "Florida Room" or other such prefabricated <br />structure specifically designed by the manufacturer for mobile home extensions <br />shall be added to any mobile home parked in a mobile home park which is located <br />within the jurisdiction of this ordinance.
