Planningand Zoning Commission <br />Minutes <br />June 14, 2022 <br />He said the updated Plan, which is in the Board materials, increases those planting areas and <br />pulls any of the accessorystructures completely out of the bufferareas.So, inthe prior plan, <br />these accessory structures are physically within the buffer and in the updatedplan those <br />structures havebeen moved to the western side of the building and the pool has been shifted to <br />the northern side of the building. Basically, everything has moved clockwise a bit on this site. <br />Parking has shifted over clockwise,it shifteddownwards,more towards the front. So, the <br />parking is on the eastern side,in the front of thesite. As opposed to having some of the <br />accessoryuses on the front of the site,wenowhave those on the western part of thesite and on <br />the rear part of the site. So, the building itself provides a bit of physical screen there from some <br />of those otheruses, the accessory uses that are going to be placed outside. <br />The other piece of the puzzle that was really important for this type of use was the walking path. <br />The walking path in the previousplan was right along the property line, especially on the <br />western side,which he does not believe that rezoning has been approved by Huntersville yet. <br />However, there is a rezoning, and you can see it shownon our planto reflect some higher density <br />single family development,(the Skybrook next phase)next to this property,and so,there was <br />some concern about having this walking trail right along that property lineand as you can see it <br />ran close to the propertyline on the eastern sidealso. <br />In the updated plan,the walking trail has been moved internally, and soyes,there issomearea <br />where the walking traildoes go into the bufferon the southwestern side,a little bit on this <br />northern edge here, because of the easementinto the cell phone towerand then also on the <br />eastern side. However,the physical plantingbufferrequirements will be metunder this plan. So, <br />there is no impact to those physical plantingrequirementsbecause of a walking trail. That has <br />now been pulled internally, it is behind. Once all of thisisplanted and itgrowsup,you will not <br />be able to see it,andsothat flows a lot better when we are trying to keepthe buffer established <br />and the plant areas establish, having the walking trail behind is even better for the operation of <br />this site. <br />One other thing that you will notice,isthe request for encroachment or reduction of the buffer on <br />thedue westside of this property is gone.Because the buffer is fullycomplied with on the <br />western side of this property now, whichiswhere thereis going to be some new single-family <br />housesunder HuntersvilleETJhe thinks,he is not surewhere theircity limits are on that side. <br />So,there is no reduction on this side of the property in our updated request. <br />One of the other questions,and he thinks Mr. Collins has already dealt with it,was about <br />parking. That question was unanswered at the previous hearing, nowit has been answered. This <br />site data chart is actually on the planthat has been submitted for approval this evening,and103 <br />spaces would be required,andwe are providing 120. That is to allow some additional space for <br />employeesduring shifts so that we do not have employees taking up toomuchof our parking on <br />thesite. <br />14 <br /> <br />
